summary
the primary responsibilities of the gk/pt involve the upkeep of the property in order to enhance and maintain its curb appeal. The gk/pt will also assist the rest of the staff as directed in their efforts to manage the property in an efficient manner.
duties and responsibilities grounds- physically walk the property on a daily basis and remove litter and debris from the grounds. It is especially critical that the following areas remain neat and free of litter at all times:
- clubhouse area.
- exterior amenities, including dog park.
- courtyard areas.
- compactor areas.
- parking areas.
- walkways to, from, and in-between buildings, model apartments, and offices.
- check dog stations daily, emptying trash receptacles and replenishing bags.
- detail property on a regular basis. Use blower to keep sidewalks and walking areas clean of loose grass and brush; water plants and flowers.
- regularly clean and maintain building breezeways, using blower and broom to remove any debris from area.
- assist with various physical tasks as directed; e.g., tearing down fences, digging post holes, carrying abandoned furniture, remove appliances, etc.
- help clean and maintain storage areas.
- assist with trash-out duties in vacated apartments as needed, i.e. The removal of all abandoned furniture, trash, and boxes and the transfer of that material to dumpster.
- distribute resident communications to residents; e.g., upcoming events, pest control notices, and newsletters.
- perform work area clean-up and safety related duties.
- daily checklist must be completed each day, and completed work must be reviewed by supervisor.
- clean the office, clubroom, and restrooms on a daily basis (prior to 9:00 a.m.).
- clean and maintain models on a daily basis.
- perform additional duties as requested by the service manager or property manager.
- inform management of supply needs on a bi-monthly basis.
- maintain awareness of proper safety precautions at all times.
- constantly observe condition of the community and immediately report and/or initiate action to correct unsafe conditions.
must meet all physical requirements and be able to take direction.
equipment requirementan employee in this position must be knowledgeable and skilled in the safe use and maintenance of cleaning supplies, chemicals and tools. Required to wear back support belt, gloves, and other personal protective equipment as tasks dictate.
work hoursmonday through friday with a minimum of 40 hours per week. Schedule and hours to be determined by service manager and property manager; weekly schedule may change as required. It may be necessary to work weekends and or be available to assist in after hours emergencies as determined by service manager and property manager.
equipment/machinery/tools- hand tools: various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.
- user-moved aids: wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, and full ladders.
- power tools: wrenches, grinders, sanders, drills, saws, etc.
- mops, brooms, vacuum cleaner, window squeegee, scrubber, step stool, small ladder, screwdriver, and other miscellaneous hand tools. Gloves should always be worn when using chemical cleaning agents.
- constant need (66% to 100% of the time) to be on feet.

- bend/stoop/squat: perform routine maintenance/repairs, pick up debris.
- climb stairs: routine duties require access to 2nd floor apartments.

- push or pull: move equipment, light furniture, appliances, open and close doors, etc.
- reach above shoulder: perform routine cleaning duties, maintenance, stock and remove equipment.
- climb ladders: perform routine maintenance and cleaning duties.
- grasp/grip/turning: handle cleaning and grounds’ tools and equipment.
- finger dexterity: handle tools and equipment, perform routine maintenance/repairs.
- required to handle cleaning chemicals. Certain cleaning chemicals may require pre-mixing.
