Facilities Specialist – Newark, DE
The position reports to the Facilities Manager and is fully on-site at our Newark, DE facility.
Role & Responsibilities- Perform routine maintenance, troubleshooting, and repair on building and building systems requested by clients.
- Prioritize daily activities and work order scheduling.
- Keep management informed on progress and delays of all preventive maintenance work orders, related jobs, and other repair activities.
- Ensure timely completion of properly authorized work orders in a cost‑effective manner.
- Respond to client questions on contracted maintenance activities and resolve problems professionally and promptly.
- Interact courteously with client staff, vendors, and the public; maintain effective working relationships with other staff and cooperate with the Supervisor to meet departmental and client objectives.
- Participate in safety training and meetings; use safe working practices at all times.
- Respond to emergencies as requested and coordinate after‑hours work activities and repairs.
- Inspect completed work for conformance with requirements of local building and safety codes.
- Assist Equipment Maintenance technicians on production line repairs, preventive maintenance, and equipment/facility upgrades.
- Execute additional duties and responsibilities as assigned.
- Install highly technical mechanical equipment according to the manufacturer’s recommendations in a timely manner to avoid lengthy downtimes.
- Complete periodic maintenance of equipment and machinery by following the recommended upkeep schedule.
- Troubleshoot common issues with equipment and assist operators in restoring productive mode.
- High School Diploma or GED equivalent required.
- 3+ years of proven facilities experience preferred.
- Knowledge of Computerized Maintenance Management Systems (CMMS) preferred.
- Ability to work efficiently with cross‑functional teams.
- Ability to multitask and manage multiple projects simultaneously.
- Ability to understand and resolve facilities/equipment repair issues independently.
- Superior written and verbal communication, active listening skills.
- Highly motivated self‑starter, capable of self‑management with minimal oversight.
- Strong interpersonal skills and proven ability to establish effective cross‑functional relationships.
- Proficient in Microsoft Office (PowerPoint, Excel, Word).
- Strong knowledge of skilled trades such as HVAC, electrical, or carpentry.
- Excellent understanding of mechanical systems and parts.
- Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
- Must be physically capable of performing repairs when needed; use hands and fingers to operate machinery controls and computers throughout the shift.
- Visual acuity sufficient for product inspection and reading digital/printed materials.
- Hearing ability to detect alarms and communicate effectively with staff.
- Ability to perform essential tasks with or without reasonable accommodation.
- Ability to stand/walk for up to 10–12 hours per shift.
- Occasionally lift/carry up to 50 lbs.
- Must wear PPE (safety glasses, safety‑toed boots) in required areas.
Salary Ranges: $26.80 - $38.58 per hour.
