Job Title: Residential Maintenance Technician
Department: Maintenance
Locations: Newark, DE & Wilmington, DE
Reports To: Property Manager/Maintenance Supervisor
Hours: Monday - Friday 8:00am - 5:00pm;
On Call:
Some Nights/Weekends Required
Compensation: $22 - $28 Hourly + Benefits (based on experience and certifications)
SummaryPerform minor building, HVAC, plumbing, electrical, and painting repairs; implement preventative maintenance; maintain inventory of repair equipment; complete inspections of buildings, units, office and amenity space; respond quickly to emergencies; perform other maintenance duties as requested.
Responsibilities- Report directly to Maintenance Supervisor (or Property Manager) and manage maintenance/repair of mechanical equipment and building repairs in a multifamily housing environment.
- Perform troubleshooting, repairs, preventative maintenance, renovation, and preparation of vacant units for move‑in.
- Maintain outdoor grounds and property appearance.
- Use basic hand tools, valid driver's license, and own transportation.
- Respond to on‑call phone within reasonable period during regular business hours and while on call.
- Prioritize and complete jobs efficiently.
- Perform routine painting, plumbing, electrical wiring, and related maintenance activities as needed.
- Clean criminal background required.
- Good communication skills.
- Basic knowledge of construction and repair processes.
- Valid driver’s license, own vehicle, and tools.
- High school diploma or GED.
- Physically capable of lifting 50 pounds unassisted.
- Experience operating equipment such as snow blowers, pressure washer, and hand tools.
- Ability to read instructions, write routine reports, and communicate orally.
High school diploma or GED; or at least six months related experience and/or training; or equivalent combination of education and experience.
CertificationsValid driver’s license & own vehicle; clean background required.
Physical DemandsHeavy lifting, regular standing, walking, sitting, using hands, reaching, talking, hearing; climbing, balancing, stooping, kneeling, crouching, crawling; ability to lift 50 pounds unassisted; specific vision abilities required.
Work EnvironmentOutside weather conditions and moving mechanical parts; exposure to mechanical parts.
