PositionSummary
The Porter assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The Porter supports the make‑ready process under supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities- Community Maintenance
- Required daily onsite attendance
- Cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- Respond to resident/management requests and work orders in a timely manner
- Ensure all repairs and replacements for grounds, buildings, and common areas are completed promptly
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous conditions or liability concerns
- Assist in maintaining a preventative maintenance program to extend community life and minimize future repairs
- Understand and follow Asset key policy
- Maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager
- Participate in on‑call emergency at community
- Customer & Resident Relations
- Deliver excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce community policies delegated by the immediate supervisor
- High School Diploma or Equivalent
- Basic computer skills and ability to understand and perform all on‑site software functions
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Regularly move about to accomplish tasks or move from one worksite to another and traverse flat and uneven terrain
- Frequently ascend and descend ladders, stairs, ramps, step stools, work in an overhead position, and perform repeat motions that may include wrists, hands, or fingers; lift and move objects of 100+ lbs.
- Communicate with others to exchange information, operate motor vehicles and/or golf carts, and be exposed to outdoor weather elements and hazardous chemicals
- Occasionally move in different positions to accomplish tasks in various environments, remain in stationary or standing/sitting positions for prolonged periods, operate machinery and power tools, assess the accuracy and thoroughness of the work assigned, and be available for overtime, weekends, night hours (on‑call property emergencies)
Salary Range: $20 per hour to $20 per hour
