Job Summary

Responsible for maintaining the day-to-day operations and the physical asset of the property under the direction of the Maintenance Supervisor. This role has a specific focus on the upkeep and maintenance of the property’s grounds, ensuring an aesthetically pleasing and safe environment for residents, visitors, and staff. Duties include general maintenance, electrical, plumbing, mechanical work, and landscaping. The Maintenance Technician is required to provide basic hand tools.

ESSENTIAL FUNCTIONS:

Grounds Maintenance:
  • Continuously water all grounds, including trees and flower beds, especially during the first year of operation.
  • Prune and weed all applicable areas as needed.
  • Apply fertilizers or similar products to all flowers at entrances, model homes, and other designated areas.
  • Maintain an inventory of dead or dying landscape to ensure timely replacement and upkeep.
  • Keep all hardscape areas and public seating free of dirt, debris, trash, and pet waste including streets, sidewalks, driveways, and front/rear porches.
  • Assist with snow and ice removal, including before and after hours, weekends, and holidays.
  • Assist with managing construction traffic by ensuring proper placement, maintenance, and upkeep of traffic barricades.
General Maintenance:
  • Report to the Maintenance Supervisor and/or Community Manager to pick up service requests.
  • Complete all maintenance service requests as assigned and update accordingly.
  • Inspect, diagnose, determine materials, and parts required for completing each service request.
  • Appropriately complete and track all work orders in the expected timeframe.
  • Complete the make-ready/move-in process of vacant apartments/cottages.
  • Carry the on-call cell phone as required for on-call maintenance.
  • Maintain the storage and shop in a clean and organized manner.
  • Ensure a professional appearance and attitude at all times by maintaining the required property uniform.
QUALIFICATIONS AND REQUIREMENTS:

Education and Experience:
  • High school diploma or GED is required.
  • A minimum of 1-year experience in general maintenance or other maintenance responsibilities is required, including the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failures.
  • Prior experience in grounds keeping or a related field is highly desirable.
Skills and Knowledge:
  • Special technical knowledge of HVAC systems, appliances, and other equipment used in apartment management preferred.
  • Understanding of installation, configuration, and troubleshooting for HVAC units preferred.
  • Knowledge of landscaping techniques and plant care.
  • Ability to operate and maintain grounds keeping equipment.
  • General understanding of OSHA guidelines and occupational hazards.
  • Understanding of the corresponding safety precautions necessary for the safe performance of assigned duties.
Licenses and

Certifications:
  • A valid driver's license is required, with compliance with Indiana State law requiring automobile insurance.
  • CPO certification or ability to gain CPO is preferred.
  • Certification in horticulture or a related field is preferred.
Physical Requirements:
  • Ordinary ambulatory skills sufficient to visit various buildings multiple times per day.
  • Ability to stand, walk, and manipulate (lift, carry, move) light to medium weights of 10-50 pounds.
  • Ability to lift to 50 pounds and exert 50-100 pounds of force occasionally, and 10-20 pounds of force on a regular basis.
