Custodial Supervisor
This position personally performs and oversees, directs and supervises employees responsible for the operation, upkeep, cleanliness, maintenance and security of an assigned school facility; to include supervising all custodial staff and grounds. Duties include supervising all custodial activities within an assigned school plant and hands-on performance of custodial work. Related duties include inspecting buildings and grounds for cleaning requirements, preparing work schedules, planning work assignments, and training personnel as required.
Requires working in conjunction with the Area Supervisor to ensure the cleanliness of the building.
Work is performed under the general supervision of a principal or other program manager or designee, with an incumbent allowed considerable latitude for initiative and independent judgment in selecting and applying procedures to differing situations. Supervision is exercised directly or indirectly (through a Custodian III) over all custodial staff assigned to school or center.
Requires a high school diploma or GED and at least two (2) years of supervisory/management experience supplemented by considerable progressively responsible experience in custodial and facilities maintenance. Requires at least two (2) years of customer service experience. Requires a valid driver's license. Must possess a Pest Control Certification.
Plans, assigns, supervises subordinate personnel; manages and participates in cleaning, grounds and facilities maintenance activities. Responsible for the general cleaning, upkeep, operation, and security of a school facility. Schedules and assigns work to custodial staff and inspects completed work for conformance to established standards. Supervises all custodial staff and activities within a school, department or site. Inspects buildings and grounds for cleaning requirements;
ensures proper safety and security precautions are observed. Makes daily inspections to ensure that prescribed standards are maintained with respect to plant equipment, property and grounds. Requisition s and distributes equipment, materials and supplies. Processes work orders and email requests. Directs set-up for activities or external groups utilizing the building. Oversees preparation for outdoor and indoor athletic and other events.
Inspects the building for pests and applies applicable pest control measures. Prepares work schedules, plans work assignments, and trains custodial staff as required. Counsels employees and resolves informal complaints and grievances through discussion; initiates disciplinary action as needed. Performs and/or sees that preventive maintenance, adjustments, and minor repairs are performed to HVAC, electrical and heating systems, plumbing, windows etc. Moves and transports furniture, equipment, boxed textbooks, and other supplies weighing up to 50 pounds and greater weights manually or with mechanical assistance.
Manages or makes minor building and equipment repairs; replaces/installs broken window panes, paper holders, toilet seats, light bulbs, fluorescent tubes, light switches, and pencils sharpeners; makes minor furniture repairs; paints indoor and outdoor surfaces; cleans all filters; cleans boilers (purges tubes). If required by assignment, operates truck, tractor, forklift or related grounds maintenance motorized equipment. Locks and unlocks doors, checks the security of buildings and grounds, activates the alarm system, lower flags.
Works under the direct supervision of the Facilities Manager. Performs other duties as assigned.
Thorough knowledge of the methods, materials, and equipment used in institutional building cleaning and plant and grounds maintenance. Thorough knowledge of the operation of the heating and cooling system in school plants. Ability to plan and supervise the work of a moderate to large staff of custodians. Ability to keep accurate records and prepare accurate reports. Ability and skill to perform minor repairs incidental to building maintenance related trades.
Ability to establish and maintain acceptable relations with faculty, students, and the public. Skill in using a burnisher, buffer and general tools necessary to make minor repairs to the building and equipment. Ability to utilize the computer to submit work orders, process emails, and other correspondence
Sufficient strength, agility, and dexterity to perform all required tasks, including reaching and stretching; working on roofs, from ladders and in confined, often poorly ventilated areas, on roof, AC units, etc. Ability to work outdoors in a variety of temperatures and climate conditions. Ability to manually lift up to 50 pounds; transfer heavier weights with manual or mechanical assistance.
