We are looking for an experienced Maintenance Supervisor to oversee 90 unit apartment community in Bothell, WA.
Position OverviewThe Maintenance Supervisor leads the day-to-day maintenance operations of the property, ensuring all buildings, systems, and equipment are properly maintained and functioning efficiently. This role oversees the maintenance staff, schedules and coordinates repairs and capital projects, works with outside vendors, and upholds safety and operational standards to maintain a well‑kept community for residents.
Primary Duties- Conduct routine inspections of buildings, grounds, and equipment to identify maintenance needs, staffing requirements, and resource allocation.
- Assign, monitor, and review maintenance, repair, and renovation work; obtain and evaluate proposals from external contractors when necessary.
- Oversee vendor and contractor projects to ensure work is completed according to scope, specifications, and quality expectations.
- Procure maintenance materials, tools, equipment, and supplies.
- Develop, monitor, and manage the maintenance operating budget.
- Track labor, materials, and expenses; compile reports and provide cost analysis to management.
- Evaluate contractor performance and submit bid recommendations for approval.
- Assist with general property upkeep, including unit turns and cleaning when needed.
- Attend scheduled meetings and participate in ongoing training and development.
- Enforce safe work practices and address safety or security issues promptly.
- Minimum 2 years related maintenance experience
- Certificate from a technical school or college, or equivalent combination of education and hands‑on maintenance experience.
- Demonstrated experience leading or supervising a maintenance team.
- Strong analytical, organizational, and problem‑solving abilities.
- Ability to understand written instructions, work orders, and basic technical documentation.
- Working knowledge of basic math, measurements, and calculations.
- Physical capability to perform maintenance duties, including lifting up to 50 pounds, prolonged standing or walking, and working outdoors in varying conditions.
