Responsibilities

An employee in this class provides project support to the Maintenance Director and Superintendent in providing advanced skill and leadership to the facilities maintenance staff involved in building construction, renovation, repair, facilities maintenance, grounds maintenance, and custodial work. Work includes receiving and responding to facilities and building problems, making appropriate plans and ensuring follow‑through with assigned supervisors and customers.

The employee works with minimal supervision unless the work project is unusual or without precedent. Responsibilities include monitoring safety, coaching individuals and work teams in skill, work procedures, selection of materials, and outlining the final product desired. Daily responsibilities include supervising skilled trades, semi‑skilled, and maintenance staff in a full‑range of construction, renovation, repair, and facilities maintenance tasks; receiving problems/requests, evaluating costs, assigning, and prioritizing work orders.

Tact and courtesy are required in frequent contact with departmental staff and the public.

Work involves problem‑solving and requires independent judgment and initiative, and tact and diplomacy. The employee’s work is performed under the general supervision of the Facilities Maintenance Director and is reviewed for lasting quality, effectiveness, appearance, and functionality through conferences, inspections, and a review of records.

The employee reviews preventive maintenance plans, supervises and participates in semi‑skilled trades work, grounds maintenance, and custodial work involving a variety of buildings and grounds. They participate and lead employees in common trades such as sheetrock repairs, painting, carpentry, HVAC, electrical, plumbing, flooring, masonry, welding, and cutting at a journey level.

Additional duties include moving furniture, unstopping drains, moving boxes, moving computers, delivering supplies, maintaining the maintenance shop and inventory area, and maintaining landscaping.

Ensures all mechanical, plumbing, and electrical devices work properly and HVAC equipment is serviced and maintained. Assists in monitoring to ensure custodial staff meet work objectives and offers help and support as needed.

Plans, schedules, and supervises maintenance and upkeep of buildings, grounds, and facilities; maintains records on maintenance schedules and contracts and follows through to ensure compliance.

Participates and supervises employees engaged in repair, construction, maintenance, cleaning equipment, buildings, and grounds; receives, assigns, and prioritizes work orders.

Serves as the lead worker of maintenance and custodial personnel, inspects grounds, facilities, and equipment periodically to determine janitorial needs, conferred with the Director on acquisition of new equipment, and manages maintenance and building requests.

Notes and reports all issues found during building inspections and immediately makes quality repairs if needed or follows up and returns to repair when scheduling permits.
