Facility Maintenance Specialist

Performs skilled and semi-skilled work in building maintenance and cleaning. The position of Facility Maintenance Specialist is a vital support role within the Village of Bald Head Island's operations, responsible for maintaining the cleanliness, sanitation, and safety of municipal buildings and facilities. Employees in this class perform routine manual cleaning and light maintenance work under general supervision, following established procedures and schedules.

This class is distinguished by its emphasis on independent performance of a variety of custodial tasks requiring physical stamina and attention to detail. While tasks follow a predictable pattern, the custodian must exercise sound judgment in prioritizing duties, identifying maintenance needs, and ensuring public areas are clean, safe, and presentable at all times.

Work is typically performed independently under supervision by a team lead or superintendent adherence to standards and efficiency. The role requires a basic understanding of cleaning chemicals, safety procedures, and maintenance tools, as well as the ability to interact courteously with Village staff and the public.

• Perform general cleaning of municipal buildings including sweeping, mopping, vacuuming, polishing, and dusting
• Clean and sanitize restrooms, office/work spaces, and kitchen areas
• Empty trash and recycling receptacles and replace liners
• Replenish supplies such as soap, paper towels, and toilet paper
• Maintain inventory of cleaning supplies and notify Village Administration of reordering needs
• Perform minor maintenance duties such as replacing light bulbs, unclogging drains, or reporting repair needs
• Maintain cleanliness of indoor and outdoor entryways, lobbies, and common areas
• Set up and take down furniture and equipment for meetings, events, or facility use
• Always adhere to safety procedures and Village policies
• Assist with seasonal facility upkeep such as window cleaning, deep cleaning, and outdoor areas
• Respond to cleaning requests or emergencies in a timely manner
• Event support such as assisting with facility preparation and restoration for public meetings – i.e., monthly Council meetings
• Preventive maintenance that includes routinely inspecting while in Village facilities to identify any maintenance deficiencies, safety concerns, and repair needs to report
• Storm preparedness and response activities as essential personnel
• Pressure washing, cleaning exterior walkways, entrances, cleaning windows, removing cobwebs, and other items as needed

• Perform related other duties as required
• Proper cleaning methods, materials, tools, and equipment used in custodial work
• Safe handling and use of cleaning chemicals and disinfectants in accordance with OSHA standards
• Basic building maintenance practices (e.g., changing light bulbs, unclogging drains)
• Proper sanitation and hygiene procedures, especially in public or high-traffic areas
• Operating a variety of cleaning equipment, including vacuum cleaners, floor buffers, carpet cleaners, and mops
• Managing time effectively to complete daily tasks and responsibilities with minimal supervision
• Maintain confidentiality and professionalism in public facilities
• Perform custodial duties with a high level of thoroughness and attention to detail
• Respond appropriately to urgent cleaning needs or unexpected situations
• Adapt to changing work priorities or assignments as needed

• Indoor and outdoor work in various weather conditions
• May require standing, bending, lifting, and walking for extended periods
• Occasional evening or weekend hours for special events or emergency needs
• Reach, climb, balance, stoop, kneel, crouch or crawl
• Ability to lift up to 75 lbs. and perform repetitive tasks
