CAMS is on the search for a full-time Facility Manager to work on-site at a community located in Bolivia, NC 28422.

The Facility Manager, under the general direction of the Board of Directors, oversees maintenance operations for HOA assets, including facilities, infrastructure, equipment, and related systems. The role supports long- and short-term planning, manages asset and preventive maintenance programs, coordinates repairs and vendors, and helps ensure cost-effective stewardship of Association resources.

Reports To

The Facility Manager reports to the Community Manager and works closely with relevant Board committees, the Architectural Review Board, and the property management company, currently CAMS.

Work Schedule

The standard schedule is Monday through Friday, 8:00 AM to 4:30 PM. The manager is on call for emergencies outside normal hours, and a cell phone may be provided.

Core Duties
  • Maintain the Association’s asset management program, including asset numbering, warranty tracking, spare parts criteria, and records for facilities, infrastructure, and equipment.
  • Develop and manage preventive maintenance plans, using Reserve Analysis and manufacturer guidance to schedule routine inspections, repairs, and lifecycle planning.
  • Manage work orders, maintenance records, budgets, emergency response, code compliance, and insurance-related repair coordination as needed.
  • Oversee contractors and vendors, including on-site coordination, invoice review, contract compliance, performance reviews, and corrective actions.
  • Support procurement by preparing scopes of work, assisting with RFPs, evaluating proposals, recommending awards, and supporting contract negotiations.
Qualifications
  • Minimum five years of progressively responsible experience in management of facilities, assets, community associations, municipalities, commercial properties, construction projects, or capital projects.
  • Experience implementing a CMMS or Asset Management System is highly desirable.
  • Working knowledge should include building systems, roads and pavement, stormwater, HVAC, plumbing, electrical, irrigation, roofing, landscaping, recreational facilities, construction methods, preventive maintenance, and capital planning.
  • Proficiency with Microsoft Office is required. Experience with CMMS, asset management, work order, budget, and GIS or mapping software is preferred.
  • Bachelor’s degree in Construction or Operations Management preferred.

Benefits And Pay

The salary for this position is starting from $50,000-$55,000 annually and is determined upon prior work experience.
