Apartment Maintenance Manager

The job is what the title says. You'll supervise maintenance staff, keep mechanical and electrical systems running, and make sure the property stays clean, safe, and code-compliant. Special projects will pull you into a lead role. Routine work you'll often handle independently. Complex repairs may bring in additional support, but the expectation is that you know your trade well enough to direct the work even when you're not swinging the wrench yourself.

A few things worth saying plainly: overtime happens. Emergencies don't care about your schedule, and on an affordable housing property, deferred maintenance creates real consequences for real residents. The paperwork side is real too. Fairstead uses Yardi and Real Page to track work orders and maintenance activity, so comfort with those platforms (or a willingness to get there fast) matters. Microsoft Office proficiency is a baseline expectation, not an afterthought.

What separates the candidates who thrive here from those who struggle is usually supervision, not technical skill. Knowing how to do the work is table stakes. Knowing how to lead a small crew, set priorities under pressure, and hold quality standards on a punch list without micromanaging every turn is harder and rarer. If you've made the shift from skilled tradesperson to someone who also manages people and process, this role fits that experience.

• At least three years of hands-on property maintenance experience
• Trade proficiency in at least one area (HVAC, electrical, plumbing) with solid general maintenance skills across the board
• Real understanding of safety protocols and accident prevention, not just checkbox familiarity
• Experience supervising or leading maintenance staff
• Comfort with work order systems;
  Yardi or Real Page experience is a plus
• Organization skills strong enough to manage multiple open work orders and project timelines at once

The pay range runs $23 to $25 per hour depending on experience and skill set.
