Maintenance Technician / Mechanic, Building Maintenance
Job Title: Season Groundskeeper
Reports to: Lead Maintenance Technician
The groundskeeper assists the lead maintenance technician in maintaining the physical integrity of the community, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff.
Administrative- Meet with manager and/or lead maintenance technician regularly to set up schedules and achieve goals.
- Display a helpful, friendly and efficient attitude while working with residents, encouraging resident retention and courtesy at all times.
- Complete service requests in a timely, friendly manner to help ensure resident retention.
- When a resident is not at home, always leave a door hanger on the exterior and lock the door when working inside an apartment or when leaving an apartment.
- Leave a resident’s apartment in the same condition as when entered; do not use any resident’s belongings such as toilets, hand towels, etc.
- Report all major repairs that need to be made to the lead maintenance technician.
- Take responsibility for upkeep of grounds and amenity areas, maintaining awareness of property condition and immediately correcting unsafe conditions (e.g., broken glass, steps, holes).
- Keep pools and other amenities clean and operable.
- Maintain curb appeal by picking up trash and debris on property and parking lots, cleaning dumpster areas, and removing trash along tree lines or areas that are not routinely accessed.
- Maintain clean parking lots and tag cars that need to be towed; notify manager.
- Perform work‑area clean‑up and safety‑related duties.
- Change locks and make keys.
- Transfer heavy appliances and equipment between storage areas and apartments when warranted; assist in moving abandoned furniture or appliances to the dumpster.
- Assist in eviction set‑outs.
- Audit interior and exterior lighting; change light bulbs in all common areas.
- Assist with minor tasks—switch plates, drip pans, blinds, sparkling, etc.
- Organize, clean, and purge the maintenance shop.
- Complete exterior projects such as replacing exterior light globes, photocells, removing spiderwebs in common areas.
- Keep dumpster and compactor areas clean and debris‑free.
- Complete fence repairs, storage area clean‑outs, playground repairs, and common area laundry dryer vent clean‑outs.
- Diagnose and perform minor or routine maintenance or repair involving the following on a daily basis:
- Immediately respond to emergency situations and correct the problem.
- Respond to all assigned work orders on a timely basis (preferably within 24 hours) and notify management upon completion.
- Ensure that storage areas remain locked when not in use.
- Perform any additional duties assigned by lead maintenance technician and/or property manager.
Ability to read and comprehend simple instructions, short correspondence, and memos; write simple correspondence; effectively present information in one‑on‑one and small group situations to customers, clients, and other employees.
Physical DemandsRegularly use hands, fingers, and arms; reach, climb, balance, stoop, kneel, crouch, or crawl and talk or hear. Frequently stand and walk; occasionally sit. Regularly lift and/or move up to 10 pounds, often lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds. Frequently exposed to outdoor climatic conditions, including extreme heat, cold, and precipitation.
Requires close vision and ability to adjust focus.
