Lao Family Community Development, Inc. (LFCD) is a community development non‑profit agency established in the City of Richmond in Contra Costa County in 1980. Today Lao Family has expanded its operations and service footprint to two additional counties, including Alameda and Sacramento. LFCD’s headquarters office is in Oakland, CA. It delivers programs and services from 7 locations in 35 languages. The agency provides community development real estate facilities and a diverse array of workforce, education, and human services that directly support predominantly low‑income US‑born barrier families and individuals, refugees, immigrants, transitional‑age youth, seniors, and other special populations such as individuals with disabilities.
Job SummaryUnder the supervision of the Program Manager, the Maintenance Technician will be responsible for the upkeep, maintenance, and management of LFCD’s commercial and residential properties. This person should be skilled in a variety of areas, including but not limited to HVAC, plumbing, carpentry, landscaping, pool, and electrical systems, and be able to inspect buildings, maintain inventory, turn over units timely manner, and work with outside vendors to meet repair deadlines.
This role is required to be on call to respond to emergency calls.
- Routine Maintenance:
Conduct preventive maintenance and inspection of LFCD properties, provide routine painting, plumbing, electrical wiring, and repairs on equipment, machinery, and building systems to ensure they function correctly. Turnover units timely manner for move‑ins. - Repair and Troubleshooting:
Diagnose and repair electrical (troubleshooting, changing light bulb, changing light fixture), plumbing (replacing toilets, fixing sink), HVAC (cleaning filter and outlet), mechanical issues, and door locks, including replacing or fixing faulty parts or components. - Safety Compliance:
Ensure that all maintenance work is performed in compliance with safety regulations and protocols to maintain a safe working environment with proper gear and tools. Understand, explain, and apply complex local, state, and federal regulations, policies, and procedures. - Equipment Installation:
Install, assemble, or disassemble equipment and systems as needed, following the manufacturer's guidelines and blueprints if necessary. - Inventory Management:
Maintain an inventory of maintenance supplies, tools, and equipment, and order replacements when necessary. Make a system to have easy access to tools and equipment as needed. - Documentation:
Keep records of maintenance activities, repairs, and equipment specifications (Daily, monthly, and yearly repairs)— and report them to the supervisors. Intermediate proficiency in Microsoft applications such as Excel is required. - Emergency Repairs:
Respond promptly to emergency maintenance requests, such as water leaks, power outages, room floods, or other urgent issues, and take appropriate actions to address them. - Communication:
Communicate effectively with other staff, management, and external contractors or service providers as needed. Identify major maintenance needs and report them to the appropriate staff or supervisor. - Upkeep of Facilities:
Ensure that the facility’s appearance and cleanliness are maintained by performing tasks such as painting, cleaning, and basic landscaping (adjustment of the timer, cutting and trimming grass and trees might include climbing, cultivating flowers, cleaning up unwanted weeds or plants), roofing (Gutter cleaning), maintaining pool and property cleaning daily as well as picking up trash and debris. - Problem Solving and Teamwork:
Analyze problems, identify solutions, and execute repairs or improvements as required. Collaborate with other staff members and departments to ensure the overall functioning of the facility. - Compliance with Regulations:
