RoleThe Maintenance Supervisor is accountable for delivering on commitments to our residents and works alongside the Community Manager to oversee staff and vendors, ensuring property maintenance and superior customer service.
Key Responsibilities- Resident Relations
- Provide customer service by treating residents with respect, answering questions, responding sensitively to complaints, and assigning work orders efficiently.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Enforce community policies delegated by the Community Manager.
- Assist and complete work orders from resident service requests and routine upkeep, diagnosing and repairing defects in accordance with established policies.
- Maintenance Management
- Coordinate, schedule, and respond to resident and management requests and work orders.
- Ensure all repairs and replacements serve community common areas and units.
- Support cost‑cutting and expense control programs by repairing rather than replacing parts where possible.
- Inspect grounds, building, and community features daily to identify and correct hazardous conditions.
- Manage and order maintenance supplies inventory while respecting budget guidelines.
- Maintain a preventative maintenance program and a well‑organized shop that meets safety standards.
- Manage unit inspections, key control, and accurate records of service requests and maintenance status.
- Participate in on‑call emergencies and plan resource use economically by obtaining vendor bids.
- Staff Leadership
- Challenge team members to achieve higher performance by setting clear goals.
- Develop standards for community appearance and cleanliness.
- Supervise, train, and schedule maintenance staff under the Community Manager’s direction.
- Monitor daily work progress and provide assistance or instruction as needed.
- Provide input to the Community Manager regarding employee performance evaluations.
- Lead regular safety meetings and ensure MSDS sheets are current.
- Report safety issues and compliance violations promptly.
- Adherence to Property Management Rules
- Practice safety techniques and report equipment malfunctions, injuries, or accidents.
- Comply with safety and risk‑management policies and mandatory training.
- Follow policies and procedures, monitor regulatory compliance, and report infractions.
- Conduct business in accordance with company policies, Fair Housing, ADA, and related laws.
- Must report to work and adhere to mandatory protocols.
- May work during inclement weather and in elevated or uneven locations.
- Frequent standing, walking, squatting, bending, twisting, pushing, and pulling.
- May need to travel to sister communities for maintenance support.
- At least 3 years of multifamily property maintenance experience.
- At least 1 year of supervisory experience.
- Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry.
- HVAC and CPO certifications are highly desired.
- Valid driver’s license.
- Very strong organizational skills and ability to handle multiple priorities.
- Solid interpersonal and customer service skills.
- Must be available for on‑call and weekend work.
