Location

This position will work at three SAHA properties in Oakland, CA.

Responsibilities
  • Maintain property or properties in an inspection‑ready state.
  • Evaluate the nature of problems from work order requests and perform maintenance or repairs.
  • Prepare unit turns, including moving household appliances, painting, and necessary repairs for occupancy; may assist in cleaning units.
  • Monitor facility boilers, pumps, electric motors, fire sprinklers, and HVAC systems; make repairs or determine when vendor use is necessary.
  • Perform electrical troubleshooting and repair on building and unit systems.
  • Perform repairs on appliances such as stoves, hood ranges, refrigerators, electric and gas heaters, and garbage disposals.
  • Perform plumbing replacements/repairs on water and sewer lines, drain pipes, toilets, faucets, and water heaters as needed.
  • Maintain and repair doors, locks, hinges, and make keys.
  • Perform basic carpentry such as installing drywall, cabinets, wood flooring, window panes, and minor dry‑rot replacement.
  • Maintain and repair flashings, roofs, drainage, irrigation systems, walkways, stairs, stucco, parking surfaces, and similar building components.
  • Notify management of major replacement, repair, or addition needs; collect vendor bids when applicable.
  • Work with property manager to implement a preventive maintenance schedule and coordinate larger projects as necessary.
  • Inspect and report on the quality and performance of external vendors to the manager.
  • Maintain supply and equipment inventories and replenish as needed.
  • Assist with maintaining exterior public areas such as parking lots and grounds by removing debris, sweeping, and washing down sidewalks.
  • Sweep, mop, scrub, dust, and vacuum hallways, stairs, office space, and other interior public areas; may operate equipment to strip and wax floors and shampoo carpets.
  • Serve as on‑call maintenance staff for assigned region according to schedule; maintain two‑week shifts for overnight emergencies from 5pm to 6am.
  • Assist other SAHA properties in preparation for major inspections, regulatory inspections, grand openings, or other requests.
  • Provide guidance, on‑site or remotely, to other Maintenance Technicians on routine maintenance or small projects.
  • Work within computer systems, including work order and email systems, to manage communications and priorities.
  • Perform any other duties as assigned by management.

Education and Experience
  • Experience in affordable housing/property management is a plus.
  • Three or more years of relevant maintenance or trade experience is preferred.
Knowledge,

Skills and Abilities
  • Knowledge of building maintenance and repair, including painting, electrical, roofing, plumbing, HVAC systems, boilers, appliances, and drywall.
  • Knowledge of tools and equipment used in building maintenance and safe use.
  • Ability to read, write, and speak English to interact with tenants and employees.
  • Ability to type and use a computer, including email and SAHA software systems.
  • Ability to handle daily responsibilities and projects with minimal direction.
