Maintenance Supervisor II – Oceanside, CA

Mon – Fri, 8 AM – 5 PM. On‑site living required.

• Direct employees and outside contractors in apartment renovations, service requests, structural repairs and ground maintenance.
• Obtain bids for work from outside contractors, assemble, analyze and submit bids to superiors for action.
• Order and receive supplies, appliances and equipment from vendors.
• Coordinate work performed by outside vendors and inspect completed work for conformance to specifications and standards.
• Inspect facilities and equipment to determine need and extent of service, equipment required, and type.
• Study production schedules and estimate worker hour requirements for completion of job assignments.
• Establish or adjust work procedures to meet production schedules.
• Suggest changes in working conditions and use of equipment to increase efficiency of work crew.
• Assist the Property Manager in planning and administering the maintenance budget.
• Participate in after‑hours and emergency coverage as assigned by supervisor.

• Minimum 2 years of related experience in property management as a Maintenance Supervisor on a 200–300 unit property.
• EPA certification required.
• Preference for Yardi experience.
• Experience in all trades.
• Excellent written, communication and computer skills.
• Past supervisory experience a must.
• Current driver’s license and auto insurance required.
• Ability to work weekends and overtime as needed.

Salary range is $38.00–$40.00 per hour. The compensation package includes a 401(k) match, rental incentive and renewal compensation, bonuses, and rental discounts depending on location. Regular full‑time employees who work between 30–40 hours a week are eligible for medical, dental, vision, other voluntary benefits and vacation accrual. Sick time accrual is provided in accordance with law.
