Essential Functions

The Building Maintenance Supervisor is responsible for overseeing the day-to-day maintenance operations of campus buildings, ensuring facilities are safe, functional, and well-maintained to support the University's academic and operational needs. Reporting to the Director of Grounds & Building Maintenance, the Supervisor manages a team of full-time and temporary staff and coordinates maintenance activities across multiple buildings and systems.

This position plays a critical role in executing maintenance strategies, managing work orders, and ensuring service delivery aligns with institutional priorities and service level expectations. The Supervisor works closely with other campus partners, including Service Delivery, Health & Safety, Housing, and IT, to provide a unified and responsive approach to campus operations.

The role operates in a complex campus environment supporting academic, residential, and event-driven facilities with varying operational demands. This role is both supervisory and hands-on, with the expectation that the Supervisor actively performs work orders, particularly complex, high-risk, or high-priority maintenance tasks that require advanced technical skill or immediate response, to support the team and ensure timely service delivery.

* Oversee daily building maintenance operations, including HVAC, electrical, plumbing, carpentry, and general repairs.

* Assign, prioritize, and monitor work orders through the campus work management system (e.g., Brightly).

* Ensure timely completion of both preventive and corrective maintenance tasks.

* Monitor building conditions and respond to urgent maintenance needs.

* Support maintenance activities for campus events, academic operations, and residential facilities.

* Make field-level decisions regarding repair approaches, prioritization, and resource allocation within established guidelines.

* Perform complex, specialized, or high-priority maintenance work orders as needed, providing hands-on support to the team and ensuring quality and timely completion of critical tasks.

* Supervise, schedule, and direct full-time and temporary maintenance staff.

* Provide hands-on leadership, training, and performance management.

* Ensure appropriate staffing levels to meet workload demands and campus priorities.

* Support onboarding and effective utilization of temporary labor resources.

* Promote accountability, teamwork, and a strong customer service mindset within the team.

* Foster a culture of accountability and teamwork, emphasizing problem-solving, ownership, and a no-blame approach to continuous improvement.

* Lead by example through active participation in maintenance activities, setting standards for quality, productivity, and professionalism.

* Manage incoming service requests and ensure proper prioritization based on urgency and impact.

* Track work order completion, response times, and backlog.

* Accountable for work order completion rates, response times, and overall service performance within assigned areas.

* Support the execution of service level agreements (SLAs) and performance standards.

* Communicate status updates and coordinate with internal stakeholders to ensure service expectations are met.

* Implement and maintain preventive maintenance schedules for campus facilities and systems.

* Ensure proper documentation of maintenance activities and asset history.

* Identify recurring issues and recommend long-term maintenance or replacement solutions.

* Assist in identifying deferred maintenance needs and prioritization.

* Enforce safety protocols, OSHA standards, and university policies.

* Conduct routine inspections to ensure safe working conditions and compliance.

* Ensure proper use of tools, equipment, and personal protective equipment (PPE).

* Address and report safety concerns in a timely manner.

* Collaborate with campus departments including Housing, IT, Academic Affairs, and Service Delivery.
