Job Summary
This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas of the property meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities- Complete assigned work orders from resident requests and preventative maintenance by diagnosing issues and performing repairs according to policies, procedures, safety standards, and code requirements.
- Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
- Follow procedures for accessing and returning materials, supplies, equipment, and tools, tracking inventory use, and notifying the maintenance supervisor of re‑ordering needs.
- Complete documentation and paperwork promptly and accurately so service requests can be properly tracked.
- Assist in maintaining grounds, common areas, and amenities by cleaning, pressure‑washing, and painting as needed.
- Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible and using tools and equipment efficiently.
- Comply with safety and risk‑management policies, attend safety meetings, complete OSHA and other required training, and report accidents promptly.
- Periodically inspect work performed by contractors and vendors to verify that work, materials, and services meet quality standards, scope, and specifications.
- Assist in routine property inspections to identify safety concerns, maintain the property, and communicate physical needs to management.
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry up to 25 pounds independently and 50 pounds with assistance. Travel and flexible schedule including evenings, weekends, and holidays may be required.
Required Licenses or Certifications- EPA Certifications Type 1 and II or Universal for refrigerant recycling (Certified Service Technicians).
- All certifications required by state and local jurisdictions (all Service Technicians).
- Valid driver’s license to operate a golf cart on property if applicable.
Hourly rate: $20.00 – $21.00. Additional compensation may be available through quarterly/annual or weekly/monthly/quarterly bonus programs, depending on corporate or onsite property placement.
