Maintenance Director

Okeechobee Healthcare Facility is seeking an experienced and dependable Maintenance Director to oversee the maintenance, repair, safety, and overall physical plant operations of our 210-bed Skilled Nursing Facility ranked number 3 in the state of Florida by Newsweek 2024.

The Maintenance Director is responsible for ensuring that the facility, grounds, equipment, utilities, and building systems are maintained in a safe, sanitary, functional, and regulatory-compliant condition. This position works closely with facility leadership, nursing, environmental services, housekeeping, dietary, and other departments to ensure a safe environment for residents, employees, and visitors.

The ideal candidate will have strong knowledge of building maintenance and mechanical systems, excellent organizational skills, and the ability to respond effectively to routine maintenance needs and emergencies.

• Direct and oversee the day-to-day maintenance operations of the facility.

• Maintain the physical plant, grounds, equipment, utilities, and building systems in safe and operational condition.

• Develop and maintain a comprehensive preventive maintenance program

• Perform routine inspections of the building, grounds, equipment, and life-safety systems.

• Identify maintenance concerns and coordinate timely repairs and corrective actions.

• Respond to emergency maintenance situations, including electrical, plumbing, HVAC, water, power, and other facility-related emergencies.

• Maintain accurate records of inspections, repairs, preventive maintenance, work orders, and equipment servicing.

• Coordinate and supervise outside contractors and vendors as needed.

• Ensure contractors follow facility safety procedures and applicable requirements while working on-site.

• Monitor facility supplies, tools, equipment, and maintenance inventory.

• Obtain quotes and assist with purchasing maintenance supplies and services as authorized.

• Ensure appropriate maintenance of generators, emergency power systems, fire/life-safety equipment, HVAC systems, plumbing, electrical systems, and other essential building systems.

• Assist with fire drills, emergency preparedness activities, and disaster preparedness.

• Participate in the facility's emergency preparedness and response program.

• Maintain required documentation for inspections, testing, servicing, and repairs.

• Prepare the facility for regulatory, fire marshal, health department, insurance, and other inspections.

• Address identified deficiencies and assist with development and completion of corrective action plans.

• Ensure the facility remains compliant with applicable federal, state, local, AHCA, fire safety, OSHA, and other regulatory requirements.

• Monitor environmental and safety conditions throughout the facility and report concerns to Administration.

• Ensure resident rooms and common areas are maintained in a safe and comfortable condition.

• Respond promptly to work orders submitted by departments.

• Maintain appropriate documentation and records related to maintenance activities.

• Assist with facility renovation, construction, and improvement projects as assigned.

• Supervise maintenance staff, when applicable, including scheduling, training, performance management, and accountability.

• Promote a clean, safe, and secure environment for residents, staff, and visitors.

• Perform other duties as assigned by the Administrator.

Required:

• High school diploma or equivalent.

• Previous experience in facility maintenance, building maintenance, healthcare maintenance, hospitality maintenance, commercial maintenance, or a related field.

• Ability to troubleshoot maintenance problems and coordinate appropriate repairs.

• Strong organizational and recordkeeping skills.

• Ability to communicate effectively with residents, employees, vendors, contractors, and facility leadership.

• Ability to respond to emergency maintenance situations as needed.

• Ability to work independently while effectively managing multiple priorities.

Preferred:

• Previous experience in a skilled nursing facility, nursing home, assisted living facility, hospital, or other healthcare setting
  .

• Experience with AHCA, CMS, Life Safety Code, OSHA, and healthcare facility regulatory requirements.

• Experience managing preventive maintenance programs.

• Experience supervising maintenance personnel.

• Knowledge of emergency preparedness requirements for healthcare facilities.

• Relevant maintenance, HVAC, electrical, plumbing, or building certifications.
