Maintenance Technician

The Maintenance Technician is responsible for maintaining the property, completing resident work orders, performing preventative maintenance, and ensuring apartments, buildings, grounds, and amenities are safe, clean, and in good working condition. The

Maintenance Technician works closely with the Maintenance Supervisor, Property Manager, and office team to provide excellent service to residents and maintain Northstar Properties' standards.

• Complete assigned resident work orders accurately, timely, and professionally.
• Diagnose and repair plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and other general maintenance issues.
• Perform apartment make-readies and prepare units for new residents.
• Conduct preventative maintenance and routine inspections of buildings, equipment, and property grounds.
• Maintain swimming pools and ensure pool areas and equipment are clean, safe, and properly maintained.
• Assist with grounds, common areas, amenities, and overall property appearance as needed.
• Provide maintenance support and fill in at other Northstar Properties when needed to assist with staffing, work orders, make-readies, emergencies, or other property needs.
• Respond to maintenance emergencies and participate in the required on-call rotation.
• Communicate professionally with residents and provide excellent customer service.
• Document work performed and properly close out completed work orders.
• Follow all safety procedures, including proper use of PPE, lockout/tagout procedures, lifting techniques, and safe handling of tools and equipment.
• Maintain an organized and clean maintenance shop, storage areas, and work areas.
• Properly use, maintain, and account for company tools, equipment, and supplies.
• Follow Safety Data Sheet (SDS/MSDS) requirements and know where SDS information is located for products used on the property.
• Report safety hazards, property damage, equipment problems, and maintenance concerns to the Maintenance Supervisor or Property Manager.
• Assist the Maintenance Supervisor and other team members with special projects and property needs.
• Work cooperatively with the maintenance and office teams and communicate important property and resident issues promptly.
• Follow Northstar Properties policies, procedures, and standards at all times.
• Perform other duties as assigned.
