Job Description
Location: Olathe, KS
Purpose of Position
This is a full-time position. The Maintenance Technician is responsible for building maintenance and repair, support with vehicle maintenance and repair, support of the custodial work, support of yard maintenance and snow removal. This person works directly with the Director Facilities on various project management tasks, Campus Management team support duties. There may be some amount of record keeping assigned to this person as it relates the duties performed.
Tasks are performed under the direction of the Director of Facilities for KidsTLC. Work performance is reviewed through informal supervision, formal supervision, reports, and evaluations. Incumbent to this position is a KidsTLC employee and subject to the KidsTLC personnel policies and procedures.
Essential Duties And Responsibilities
- Provide building maintenance to include drywall repair, minor plumbing, minor electrical, painting, carpet cleaning and other minor tasks as may be assigned.
- Provide basic appliance repair of custodial and laundry equipment.
- Vehicle maintenance schedules, minor vehicle repair and other tasks as needed.
- Campus wide fire safety and environmental management systems.
- Support with yard maintenance and snow removal for all KidsTLC properties.
- Complete WO tickets that have been self-assigned or assigned by the Director of Facilities.
- Assist Director of Facilities with project management and various processes as needed in all areas of Campus Management. This person will lead campus projects from start to finish, be required to meet deadlines, provide some documentation and report directly to the Director of Campus Management.
Supervisory Responsibilities
- This position has no direct reports.
Qualifications
- Perform KidsTLC building maintenance and repair for all KidsTLC properties that have been assigned to you in our CMMS ticketing system.
- Perform tasks as assigned in minor vehicle maintenance such as: changing a flat tire, replacing or jump starting a battery, checking for safety concerns, and overseeing implementation of scheduled repairs.
- Perform KidsTLC yard maintenance for all KidsTLC properties including but not limited to trash pickup, debris removal, bush trimming, bed maintenance, watering plants, and assist with volunteer group projects.
- Perform tasks as assigned in the removal of snow and ice from the walkways on KidsTLC campus.
- Perform other duties as assigned or requested by the Director of Facilities.
- Assist the Director of Facilities in tracking of supplies and ongoing organization of tools, products, and warehouse (including all Custodial and Housekeeping closets).
EDUCATION And/or EXPERIENCE
Incumbent must have a High School Diploma or its equivalent and can learn how to complete the tasks of the position. Must have a current Kansas driver’s license and 4 years of experience.
LANGUAGE ABILITY
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of an organization.
Mathematical Skills
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, decimals and read a tape.
COGNITIVE DEMANDS
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Computer Skills
To perform this job successfully, an individual should have knowledge of industry specific software, industry specific systems and other web-based software programs, Microsoft Office including Outlook, Word, and Excel.
PHYSICAL DEMANDS
Some physical requirements in providing building and property maintenance may be applicable to this position. This person must have the ability to lift 70 pounds. This person must have the ability to climb ladders, endure outdoor weather conditions year around and operate machinery safely as it relates to lawn care and property maintenance.
ENVIRONMENTAL ADAPTABILITY
Standard office environment or residential living space with high noise level, fast paced to outdoor weather conditions year around.
