Maintenance supervisors in multifamily carry a split job. Part of the day is hands‑on work. The other part is managing people, vendors, and schedules. Peak Made puts that split in writing: 60 to 70 percent of this role is direct repair and maintenance work, and the rest is supervision and coordination. If you want a pure desk job, this isn't it.

What the Work Looks Like

This position covers a conventional apartment community in Olathe, Kansas. You'll own the service request queue: prioritizing, assigning, tracking completion, and stepping in to finish work when the team needs it. Daily property walks keep curb appeal and liability concerns in check. You'll also run the preventative maintenance program, manage shop inventory inside budget, and keep the maintenance space organized and OSHA‑compliant.

Turn coordination is a real part of the job. You'll schedule and direct the team through make‑ready cycles, supervise vendors and contractors during turns, and ensure vacant units are restored and ready for marketing. Unit inspections happen monthly. You'll also work with the Property Manager on budget performance and connect with the National Facilities Director when capital improvement bids are needed.

Technical scope includes HVAC, intermediate plumbing, intermediate electrical, appliances, carpentry, sheetrock, roofing, gutters, painting, irrigation, and landscaping. Pool care and small engine maintenance may apply depending on the community. EPA Type II certification is required before you start. CPO is preferred.

What Peak Made Needs From You
  • High school diploma or equivalent
  • At least 2 years of maintenance supervisory experience, multifamily preferred
  • EPA Type II certification required; CPO preferred
  • Valid driver's license, current auto insurance, and your own reliable vehicle
  • Must live within 30 miles of the property
  • Basic hand tools supplied by you, not the community
  • Ability to lift up to 50 pounds, work at heights, and perform physical tasks in outdoor temperatures above 90 or below 32 degrees

Candidates who do well in this type of position tend to be strong diagnosticians who can also communicate clearly with residents and hold contractors accountable during turns. The leadership piece matters as much as the technical piece once you're in the supervisor seat.
