About the role

As a Maintenance Professional, you’ll help develop and follow policies and procedures that ensure the proper safety, functioning, and cleanliness of our properties. You’ll manage and perform a wide range of maintenance tasks, repairs, and inspections to protect the overall appearance and functionality of our buildings and grounds.

Responsibilities
  • Conduct routine inspections of properties to identify maintenance needs, safety hazards, and cleanliness issues.
  • Troubleshoot and resolve maintenance problems in a timely and efficient manner, including fast, effective response during emergencies.
  • Respond to tenant requests for repairs or maintenance and ensure timely, professional resolution.
  • Use strong forethought to notice and address other repair needs that are not documented on work orders.
  • Implement and follow preventive maintenance schedules.
  • Perform basic maintenance tasks including HVAC, plumbing, electrical, painting, cleaning, and general repairs.
  • Manage and coordinate third-party vendors, including obtaining bids, overseeing trade work, and keeping open communication throughout projects.
  • Maintain accurate records in App Folio, including work orders, follow ups, deliveries, repairs, and credit card receipts.
  • Coordinate property make-readies from start to finish.
  • Order tools, equipment, and supplies as needed while maintaining an accurate inventory.
  • Ensure compliance with all applicable codes, regulations, safety standards, and always adhere to Fair Housing Regulations.
  • Maintain a clean and organized work environment, including the company maintenance van, and handle basic upkeep of the van.
  • Work in all climates and in multi-story buildings across various property locations.
  • Work around dust, noise, and other conditions associated with maintenance equipment.
  • Share in managing coverage of a 24/7 emergency cell phone on a rotating or assigned basis.
Qualifications
  • Strong technical background with excellent problem-solving and troubleshooting skills.
  • Demonstrated ability to meet deadlines and follow up to ensure tasks are completed effectively and efficiently.
  • High school diploma or equivalent.
  • Proven experience in maintenance or a related field.
  • Strong knowledge of building systems, including HVAC, plumbing, and electrical.
  • Proficiency with hand and power tools.
  • Proven forethought thinking and proactive mindset—able to anticipate issues before they become larger problems.
  • Ability to work independently and manage multiple tasks simultaneously.
  • Strong attention to detail and ability to follow instructions.
  • Good communication and interpersonal skills when working with tenants, team members, and vendors.
  • Physical stamina and ability to perform manual labor as required.
  • Valid driver’s license and clean driving record.
  • Ability to pass a pre-screening background check and drug test.
  • Availability to work 40–45 hours per week, Monday–Friday, with occasional work outside these hours for emergencies and business needs.
