SUMMARY Responsible for the mechanical and maintenance repair operations of the community buildings and systems.
Assigning work orders, preventative maintenance orders, and assuring that work is performed in a thorough, timely, and good quality manner. Research and obtain bids for cost and quality for maintenance equipment, materials, and work for Manager’s approval. Write scopes and obtain bids for services performed by various vendors for Manager’s approval.
DUTIES AND RESPONSIBILITIES
1. Develop and implement planned maintenance schedules for Community Managers review and approval.
2. Daily physical inspection of community. Routinely inspect the entire community to detect potential problems.
3. Organizes schedules and supervises the activities and assigns tasks to the maintenance staff.
4. Maintains the maintenance schedule and assures that all shifts are staffed to provide adequate coverage for all tasks, and on call duty.
5. Ensures pools, fountains and all amenity areas are kept clean and in good working condition.
6. Responsible for maintaining needed repair parts & inventory for stock items. Maintain tools & equipment properly.
7. Operate, repair, maintain and monitor different types of equipment, machinery, or motor vehicles such as golf carts if applicable.
* 8. Work with various types of chemicals such as cleaning supplies, pool chemicals, paint, freon, etc.
* 9. Perform routine maintenance and turnover work.
10. Perform duties of other team members in their absence, as directed by Community Manager.
11. Perform personally and/or directs major and more complex maintenance tasks. Provide instruction to maintenance staff.
12. Review work orders and prepares monthly maintenance report.
13. Participates in VIP renewal system, and service follow-up calls to residents to ensure satisfaction.
14. Assists with performance evaluation of subordinates.
15. Assists with the managing of contracted services.
16. Routinely conducts inspections to assure that work is performed in a safe and good quality manner.
17. Snow removal includes shoveling, blowing, or plowing snow away from covered walkways and driveways, and laying down ice melt/rock salt atop icy surfaces to prevent slipping.
18. Performs other duties as assigned.
19. Conducts and promotes safety guidelines for staff and maintenance team members.
20. Works within OSHA guidelines.
21. Present a professional image and courteous to all residents, customers, and staff.
REQUIREMENTS
1. Mechanical experience and aptitude in electrical, heating, ventilation, air conditioning, plumbing fields, appliance repair, unit turns, to include minor painting and drywall repair at a supervisory level.
2. Good managerial skills, including ability to manage a team with directives, train and lead their team by example, team motivator.
3. Good communication skills, including negotiating bids with vendors on project repairs.
4. Ability to read and interpret blueprints and specifications.
5. Ability to use sound judgment.
6. Must have working knowledge of various types of tools and equipment used in the mechanical trades.
7. Specialized courses in some of these areas, heating and air conditioning systems, electrical systems, energy conservation, and blueprint reading.
8. Willingness to be on call and carry a cell phone and/or radio.
9. Ability to respond and be recalled to the property anytime day or night.
10. Must be willing to adjust work schedule to complete major project assignments.
11. Have and maintain a current valid driver's license and reliable transportation.
12. CFC/EPA certified.
13. CPO certification required for properties with pools.
PHYSICAL REQUIREMENTS
1. The job is physically strenuous and requires the use of muscles to regularly lift, push, pull, or carry heavy objects up to 75 pounds.
2. Physical capabilities to stand and/or walk for long periods of time, reach out, grasp, handle small objects, sit, kneel, stoop, balance, crouch, crawl, bend or twist their body in awkward spaces, repeat same movements, look up for long periods of time.
