Job SummaryThe Senior Roving Maintenance Supervisor is responsible for overseeing and coordinating maintenance operations across multiple sites or facilities. This role ensures that all maintenance tasks are completed efficiently, safely, and in compliance with company standards and regulations. The Senior Maintenance Supervisor will lead a team of maintenance personnel, conduct regular inspections, troubleshoot issues, and implement preventive maintenance strategies to minimize downtime and extend the life of equipment and infrastructure.
This position requires a proactive leader with strong organizational and problem-solving skills, capable of adapting to various environments and addressing maintenance needs across diverse locations.
The Senior Roving Maintenance Supervisor will work across multiple HVG communities, providing support and instruction to maintenance teams as needed. This role is focused on improving key performance metrics, including work order completion percentages, make-ready percentages, and assessing staffing needs during their time in each community. Additionally, the Senior Maintenance Supervisor will play a crucial role in ensuring that maintenance teams are well-trained on the systems and policies of Highlands Vista Group.
The position requires a proactive approach to enhancing operational efficiency, addressing maintenance challenges, and ensuring that all teams adhere to company standards and best practices during the supervisor's travels.
- Perform various maintenance functions including minor repairs in electrical, plumbing, appliances, flooring, carpentry, and heating/air issues.
- Travel (sometimes out of state) to underperforming or short-staffed properties to assist in the day-to-day operation of the maintenance department.
- Complete minor repairs and improvements in vacant units to achieve market-ready status in a timely manner.
- Perform general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Assist with vinyl floor, cove, and wall base installation.
- Maintain equipment and monitor inventory.
- Assist with snow removal and seasonal upkeep.
- Assist with trash removal and keeping the grounds and common areas free of trash and debris.
- Perform emergency on-call service for after-hours maintenance-related issues as required when in a community.
- Assist with emergency roof repairs and exterior siding repairs.
- Perform assigned preventive maintenance duties and tasks.
- Complete special projects assigned by Regional Manager.
- Foster a positive, active, and collaborative relationship with residents, communities, and associated agencies. Work patiently, professionally, and cooperatively with residents and staff.
- Enforce and adhere to company policies, rules, and regulations.
- Preserve and respect residents and applicant confidentiality.
- Participate in training seminars as requested.
- Perform all other duties as assigned.
- 5+ years of residential maintenance experience.
- Proven experience in supervising maintenance teams and managing industrial maintenance operations.
- Strong mechanical and electrical knowledge, including familiarity with high and low voltage systems.
- Proficient in using CMMS for maintenance management and scheduling.
- Experience with HVAC systems and programmable logic controllers.
- HVAC, CPO, and EPA Universal certificate are preferred.
- Excellent leadership and project management skills, with the ability to read and interpret schematics.
