Essential Duties & Responsibilities
  • Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
  • Participate in on‑call emergency at community.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce policies of the community that the immediate supervisor delegates.
Education / Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and understanding of all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Must move about to accomplish tasks, rise and descend ladders, stairs, ramps, step stools, and work in overhead or reaching positions.
  • Task involves repeated motions that may include the wrists, hands, or fingers and moving objects weighing over 100 lbs.
  • Can operate motor vehicles or golf carts, and is exposed to outdoor weather elements and hazardous chemicals.
  • May be required to work overtime, weekends, night hours, and on‑call property emergencies.

At Asset Living, compensation decisions are based on skill set, background, training, certifications, and other factors. Benefits include medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, and commission and performance bonuses when applicable. Full‑time employees receive paid sick days and company holidays.

Salary Range

Salary Range: $17 per hour to $19 per hour
