Apartment Maintenance Technician
This role focuses on providing high-quality maintenance support across modern residential properties, ensuring that buildings, systems, and units remain safe, functional, and comfortable for residents. Work in a fast‑paced, lease‑up environment supporting new and existing properties through hands‑on maintenance, collaboration with a small on‑site team, and consistent delivery of excellent resident service.
Responsibilities- Perform day‑to‑day apartment and facility maintenance, including HVAC, plumbing, carpentry, and general repairs to ensure all systems operate safely and efficiently.
- Complete work orders promptly and professionally, respecting that you are entering someone’s home, announcing yourself, and maintaining a courteous, resident‑focused approach at all times.
- Handle unit turns when residents move out by inspecting, repairing, and preparing units so they are clean, functional, and ready for new tenants on schedule.
- Support grounds upkeep, including picking up trash, removing pet waste, and maintaining clean, safe, and attractive common areas and exterior spaces.
- Use and maintain your own set of hand tools while leveraging property‑supplied larger tools to complete maintenance tasks efficiently and safely.
- Participate in a rotating on‑call schedule to respond to after‑hours maintenance emergencies and urgent issues as needed.
- Assist with maintenance needs across multiple properties, including newer lease‑up communities and older buildings with legacy systems such as older plumbing and boiler/chiller systems.
- Collaborate closely with a small on‑site team, including leasing professionals, other maintenance technicians, and porters, to support smooth property operations and timely tenant onboarding.
- Follow established maintenance procedures and safety protocols, including any required site‑specific access and badging processes.
- Support leadership and property management by communicating maintenance needs, reporting recurring issues, and contributing to a well‑organized and efficient maintenance program.
- Hands‑on experience in facilities and property maintenance, with the ability to perform a wide range of apartment and building maintenance tasks.
- Practical skills in HVAC, plumbing, and carpentry sufficient to troubleshoot, repair, and maintain systems in residential properties.
- Experience working with work orders, including receiving, prioritizing, completing, and documenting maintenance requests.
- Ability to manage multiple tasks in a fast‑paced, lease‑up environment where quick tenant onboarding and unit readiness are critical.
- Capability to work both indoors and outdoors, handling maintenance tasks in various conditions across building interiors and exterior grounds.
- Strong sense of professionalism and customer service, with the ability to interact respectfully with residents and team members.
- Comfort using basic technology and property management systems (PMS) or work order systems to track and update maintenance activities.
- Ability to participate in rotating on‑call coverage and respond to after‑hours maintenance issues when required.
- Possession of a personal set of hand tools suitable for general maintenance work.
Skills & Qualifications
- Experience in apartment maintenance or property management environments, including exposure to lease‑up operations.
- Experience working with boiler and chiller systems, especially in larger or more complex facilities.
- Familiarity with technology management and the use of property management systems for tracking maintenance tasks.
- Exposure to leadership or supervisory responsibilities within maintenance or facilities teams.
- Comfort working in older properties that may have legacy systems, such as older plumbing, alongside newer, modern facilities.
- Willingness to obtain and maintain any required site‑specific access credentials or badges for specialized properties.
- Awareness of the importance of tool care and insurance for personal tools used on the job.
