Maintenance SupervisorThe Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The supervisor works alongside the Community Manager to oversee staff and vendor activities and ensure property maintenance.
Essential Duties & Responsibilities- Maintenance Management
- Regular/daily onsite attendance required
- Coordinate, schedule, and respond to resident/management requests and work orders
- Ensure repairs and replacements for community common areas and units
- Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions
- Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
- Maintain a preventative maintenance program to extend property life and minimize future repairs
- Maintain a well‑organized and properly stocked maintenance shop adhering to safety standards and OSHA guidelines
- Maintain hazard communications program; teach and promote safe work practices
- Participate in unit inspections as requested
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, and work in progress
- Assist with general upkeep, maintenance, and cleaning of office, common areas, and model units
- Participate in on‑call emergency duties at the community
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids and pricing from vendors, dealing with inadequate service)
- Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (e.g., “walk” units to ensure make‑ready and work orders are completed)
- Personnel Management
- Under direction of the Community Manager, supervise, train, and schedule maintenance activities for staff
- Check work progress of each maintenance staff daily; provide immediate assistance and instruction when needed
- Provide input regarding employee performance evaluations
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks
- Promote harmony and quality job performance of staff through support and effective leadership
- Customer & Resident Relations
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce community policies as delegated by the immediate supervisor
- High School Diploma or Equivalent
- EPA & CPO certification required; HVAC desired
- Basic computer skills and ability to use on‑site software functions
- Knowledge of Fair Housing Laws and OSHA requirements
While performing the duties of this job, the employee is regularly required to move between work sites, use wrists, hands, and fingers in repeated motions, and engage in tasks that may involve lifting up to 100+ lbs., operating machinery and power tools, and working in various environments including tight and confined spaces, flat and uneven terrain, and overhead positions. Overtime, weekends, and night hours (on‑call property emergencies) may be required.
The employee may also be required to remain stationed in a position (standing or sitting) for prolonged periods.
- Must have reliable transportation for emergency on‑call duties
Salary Range: $28 per hour to $32 per hour
In addition to hourly wages, employees receive a comprehensive total rewards package that includes medical, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, and performance bonuses when applicable. Full‑time employees also receive paid sick days and company holidays.
