The Role
The Manager, Investments leads the underwriting, due diligence, negotiation, approval, and closing processes for healthcare real estate transactions. This role partners closely with senior leadership—including the CIO, Senior Managing Director Investments, VP Investments, Senior Investment Officers, and cross‑functional teams—to evaluate, structure, and execute transactions. The Manager also provides day‑to‑day mentorship and development support to Investment Analysts. - Lead financial analysis and underwriting for senior housing, medical office, hospital, and life science investments.
- Develop and review cash flow models for stabilized, value‑add, lease‑up, and development transactions.
- Assist in designing and structuring asset, portfolio, and entity‑level transactions of varying complexity that achieve investment criteria and satisfy counter party need.
- Identify and sensitize key risk drivers and evaluate operator/tenant financial strength.
- Manage full due diligence and transaction execution processes including site visits, management meetings, and third‑party coordination.
- Lead calls with brokers, sellers, and bankers to refine assumptions and validate data.
- Collaborate with Corporate Finance to ensure accurate integration of deal economics.
- Present underwriting and recommendations to executive leadership.
- Negotiate major transaction documents, including PSAs, leases, development agreements, and JV agreements.
- Partner with Legal and cross‑functional teams to facilitate closing and integrate new investments onto Asset Management platform.
- Mentor Investment Analysts on modeling, valuation, and deal execution.
- Bachelor’s degree in Finance, Real Estate, Economics, or a related field; MBA or Master’s degree a plus.
- 6+ years of experience in financial analysis, investment analysis, corporate finance, investment banking, private equity, management consulting, or related fields. Experience in real estate and/or healthcare sectors preferred.
- Must be located in the Chicago, IL or New York, NY surrounding area or willing to relocate for the duration of employment.
- Willingness to adapt and thrive in a blended work environment with 3‑days in office, seamlessly transitioning between remote work and in‑office operations.
- High proficiency in Microsoft Excel and PowerPoint; experience with Argus, Tableau, or other analytical tools is a plus.
- Strong financial modeling, valuation, and analytical problem‑solving skills.
- Must be legally authorized to work in the United States without need for employer sponsorship now or in the future.
The estimated base salary range for this position is $150,000 – $230,000 per year. This range reflects a good‑faith estimate of the base salary Ventas reasonably expects to pay at the time of posting. Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business needs.
In addition to base salary, this role is eligible for a competitive annual bonus opportunity that represents a significant component of total compensation, along with a comprehensive benefits package that includes medical, dental, vision, retirement savings, paid time off, and other wellness benefits under applicable plan terms.
