Article Student Living is hiring an Investment Analyst to join our Investments team. The Investment Analyst will support investment activities across Acquisitions & Development, Asset Management, and Debt Capital Markets. You will provide financial underwriting, modeling, and support for new investments and developments, and for the ongoing performance and financing of Article's national student housing portfolio. We offer exposure to the full life cycle of student housing investments and close collaboration with senior investment professionals.

You will report to the Vice President of Investments.

You will work onsite at our Chicago, IL office and may travel up to 10%.

The salary range for this role is $70K - $80K, plus an annual bonus.

Responsibilities
  • Support underwriting of acquisition and development opportunities by building detailed financial models, including return projections, sensitivity analyses, and partnership structures.
  • Prepare investment committee materials, board presentations, and equity partner packages that deal assumptions, risks, and returns.
  • Help with transaction execution by coordinating due diligence, supporting lender and equity partner communications, and contributing to closing activities.
  • Conduct market research on student housing supply, demand, properties, and broader market trends to inform investment decisions.
  • Support asset management activities by overseeing property and portfolio performance versus budgets and business plans and preparing reporting for investors and capital partners.
  • Provide valuation support for refinancing, recapitalization, and disposition opportunities, including appraisal reviews and hold/sell analyses.
  • Help with debt underwriting, financing evaluations, and ongoing monitoring of debt positions and covenant compliance across the portfolio.
Your Track Record
  • Bachelor's degree in Finance, Real Estate, Economics, Engineering, or a related field.
  • 1–2 years of experience in real estate investment, development, brokerage, and investment banking role.
  • Working knowledge of financial modeling, including discounted cash flow (DCF) analysis and joint-venture waterfall structures.
  • Advanced proficiency in Microsoft Excel and PowerPoint, with experience building and maintaining complex financial models.
