Part Time Field Maintenance Technician

We are seeking a reliable and detail-oriented Part-Time Field Maintenance Technician to support the upkeep of residential and commercial properties. This role involves performing repairs, conducting inspections, and completing preventive maintenance tasks across multiple locations. The ideal candidate is hands-on, self-motivated, and able to manage a variety of maintenance responsibilities while maintaining high standards of safety and service.

Key ResponsibilitiesProperty Maintenance & Repair
Perform routine and emergency maintenance on HVAC, plumbing, electrical, carpentry, and general building systems
Troubleshoot maintenance issues and complete repairs in a timely manner
Assist with unit turnovers, including repairs and preparation for new occupants
Perform seasonal maintenance tasks such as landscaping and snow removal
Clean common areas as needed
Conduct preventive maintenance on equipment and building systems
Document all maintenance work performed

Tenant, Vendor & Staff SupportRespond promptly to maintenance requests and service calls
Coordinate with property management staff and external vendors
Communicate and report recurring or major maintenance issues

Safety, Compliance & RecordkeepingFollow all safety procedures, building codes, and company policies
Use tools and personal protective equipment (PPE) properly
Maintain accurate records of repairs, inspections, and maintenance activities

QualificationsHigh school diploma or equivalent required
3+ years of experience in general construction, property maintenance, or related field

Experience with HVAC systems preferred
Basic knowledge of building systems, maintenance practices, and repair techniques
Valid driver's license and reliable transportation

Skills & CompetenciesStrong troubleshooting and problem-solving abilities
Good communication and customer service skills
Ability to work independently and manage time effectively
Familiarity with property management and office software (e.g., App Folio, Microsoft Office Suite)
Strong attention to detail and organizational skills
Ability to work collaboratively with diverse teams and tenants

Physical RequirementsAbility to perform hands-on physical work
Ability to walk properties, climb stairs, and access various areas of buildings
Ability to lift up to 20 lbs

Working ConditionsPart-time hours with a flexible schedule
Travel between multiple property locations required
Combination of indoor and outdoor work environments
Occasional weekend work may be required
