Salary Range: $23.00 to $25.00 Hourly

Guardian has a need for a Full Time Maintenance Technician to join our team at Fuller Station and Willamalane! Fuller Station and Willamalane are affordable apartment communities with 296 units combined located in Clackamas, Milwaukie, and SE Portland, OR.

The Maintenance Technician's primary role is to support the Community Managers by ensuring site safety and completing required property maintenance to maintain excellent curb appeal and overall appearance. Responsibilities include prioritizing and processing work orders for both urgent and routine maintenance, ensuring compliance with OSHA regulations and Guardian policies, coordinating with property staff and vendors, providing outstanding customer service to residents, safeguarding financial health, and completing all required paperwork and reports on time.

We seek a dynamic self-starter who enjoys working with others and excels in a fast-paced, flexible, hands‑on environment. Ideal candidates are highly organized, professional, and communicative.

Schedule: 40 hours per week;
Monday–Friday with occasional on‑call.

Compensation: $23.00 – $25.00 per hour DOE + bonus eligible.

Qualification Requirements:

• High school diploma or GED.
• Excellent attention to detail and organizational skills.
• At least one year of experience in property maintenance and repairs, construction, or related field (preferred).
• Own and transport own tools and materials needed for the job.
• Ability to speak, read, and write in English.
• Effective verbal and written communication skills.
• Ability to complete required company training within specified deadlines.
• Valid driver's license and a properly insured vehicle for business use.
• Pool certification (Certified Pool Operator) may be required if the property has a pool.

Essential Functions:

• Represent Guardian positively and professionally at all times.
• Support Community Manager’s efforts to fully meet and exceed property management obligations.
• Maintain property compliance with local, state, and federal laws.
• Walk property grounds daily, maintaining exterior and grounds for curb appeal.
• Identify potential liabilities or needed repairs in structural, electrical, plumbing, and appliances.
• Respond to service requests and complete work orders and apartment turnovers promptly following Guardian policies.
• Keep accurate records of space conditions; maintain model unit condition.
• Inspect property and vacant apartments regularly and coordinate vendor work schedules.
• Be available on call for emergencies after hours and on weekends on a rotating basis.
• Communicate issues, resident questions, or concerns to supervisor.
• Maintain pools, spas, and pool areas (if applicable).
• Follow confidentiality guidelines for resident, property, owner, and Guardian information.
• Accurately record time worked and adhere to time‑keeping guidelines.
• Perform other duties assigned by the Community Manager or Portfolio Manager.
