Neighborly Communities is seeking a Service Technician Lead to join the team at Wade Creek Commons/Wade Park.

General Description

The Service Technician Lead manages the maintenance operations of Neighborly Communities properties, ensures the property is well-maintained, complies with safety and legal regulations, and meets residents  needs with high-quality maintenance service. The role collaborates with the Community Manager to address maintenance issues, complete apartment turnovers, and oversee maintenance activities while ensuring compliance with state and federal laws, Fair Housing regulations, landlord-tenant laws, and OSHA requirements.

Essential Duties and Responsibilities

This job description is not intended to be all-inclusive. Additional responsibilities may be assigned as needed to support the success of the community and company objectives.

  • Manage and complete the apartment make-ready process, including pre- and final move-out inspections, maintenance repairs, painting, and scheduling vendor services.
  • Ensure grounds and amenities are maintained to meet property standards.
  • Oversee tasks such as unit turnovers, grounds cleanup and inspections, work orders, and, if applicable, swimming pool maintenance and care.
  • Maintain in-depth knowledge of all Fair Housing regulations.
  • Provide high-quality customer service to residents by striving to exceed maintenance expectations.
  • Maintain regular and reliable on-site and in-office attendance in line with the attendance policy.
  • Assist the Community Manager with maintenance reporting and budget preparation as needed.
  • Schedule and conduct monthly, biannual, and annual inspections, including apartment inspections, backflow testing, safety checks (lighting, etc.), fire extinguishers, and fire suppression systems.
  • Ensure cleanliness, safety, and OSHA compliance for the shop and maintenance equipment.
  • Maintain knowledge of the property layout and finishes.
  • Represent the company professionally by wearing branded apparel and displaying the issued badge.
  • Oversee the after-hours emergency on-call schedule and be available on weekends and after hours.
  • Assist the Community Manager in preparing the annual maintenance budget and ordering necessary maintenance supplies and materials.
  • Help ensure adherence to financial performance standards established by the Community Manager.
  • Schedule, prepare for, and conduct a monthly Safety Accountability Meeting (SAM) with your supervisor, and report outcomes to Human Resources.
  • Assist in vendor auditing, including evaluating bids and services for the property.
  • Manage safety meetings in coordination with the Community Manager while ensuring OSHA compliance.
  • Maintain expert-level knowledge of property maintenance platforms, including but not limited to Leonardo, SharePoint, and Res Man.
  • Adopt the principles of the Outward Mindset.
  • Complete all required training through Grace Hill, including related courses such as Outward Mindset Gatherings and Outward Performance trainings.
  • Perform other related duties as assigned by management.
Required Knowledge,

Skills and Abilities
  • Proficient in Microsoft Office suite.
  • Strong ability to work independently with minimal oversight.
  • Excellent communication, organizational, and time management skills.
  • Capable of maintaining confidentiality and handling sensitive information with discretion.
  • Clear and professional communication in both oral and written forms.
  • Ability to manage multiple priorities and deadlines with attention to detail.
  • Ability to interact effectively with others and uphold the Outward Mindset.
Education and Experience
  • High school diploma or equivalent.
  • At least one (1) year of maintenance repair experience.
Certificates, Licenses, Registrations
  • OSHA Certification preferred.
Physical Demands and Work Environment
  • Frequently stand, walk, and sit.
  • Utilize hand and finger dexterity.
  • Travel to sister properties and other Neighborly functions.
  • Occasionally climb, balance, bend, stoop, kneel, or crawl.
  • Continuously talk or hear; work on-site, in person.
  • Frequently exposed to outside weather conditions; occasionally exposed to blood borne or airborne pathogens.
  • Moderate noise level in the work environment.
  • Occasionally lift and/or move up to 50 pounds.
  • Specific vision abilities include: close, distance, color, peripheral vision, depth perception, and ability to adjust focus.
