Maintenance Supervisor

Salary: $30 to $31 per hour.
Housing discount: 20% available.

Schedule: Monday‑Friday.

About the Position

The Maintenance Supervisor is responsible for the day‑to‑day maintenance operations and physical upkeep of the assigned property, ensuring compliance with company policies, local, state and federal regulations, and contributing to the property budget.

Responsibilities
  • Work with the maintenance team to ensure daily maintenance tasks and unit make‑ready standards are met.
  • Review and track progress of service requests and identify chronic maintenance issues.
  • Respond to maintenance related issues in a timely manner per company policy while maintaining a professional demeanor.
  • Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as required.
  • Perform general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair.
  • Perform proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator etc.
  • Maintain work order system accuracy by verifying all orders are completed on time to company standards and resident satisfaction.
  • Daily inspection of property grounds, buildings and common areas to maintain safety and cleanliness and identify issues needing maintenance.
  • Assist with management of property emergencies such as inclement weather, fires and floods.
  • Communicate with maintenance supervisor and property manager regarding all maintenance issues.
  • Promote safety and risk management in accordance with regulations.
  • Monitor response times for emergency on‑call/after‑hours assignments and participate in on‑call rotation as necessary.
  • Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal and interacting courteously with residents.
  • Foster a positive relationship with residents, other properties and agencies.
  • Conduct pre‑move‑in and post‑move‑out inspections and ensure timely completion of unit turns.
  • Act as a mentor to the maintenance team.
  • Maintain a professional appearance and promote the same within the team.
  • Administer the company risk management program.
  • Complete special projects assigned by maintenance supervisor or property manager.
  • Solicit suppliers and contractors when necessary and ensure compliance with policy.
  • Work with the property manager to ensure compliance with company, ownership, state and federal policies.
  • Walk property weekly with leadership to discuss challenges and operations.
  • Ensure maintenance costs remain within the property budget and provide input on future budget expenses.
  • Other duties as assigned by leadership.
Education and Experience
  • High school diploma or equivalent.
  • At least three years of experience in the property management industry or a directly related field.
  • General maintenance and carpentry skills.
Skills and Requirements
  • Valid driver’s license with a clean driving record; current auto insurance required.
  • Ability to read, write and understand English.
  • Ability to use general office equipment (telephone, fax, printer, copier, key‑track system).
  • Excellent customer service and interpersonal skills.
  • Strong organizational and time‑management skills.
  • Ability to multitask.
  • Basic mathematical skills.
  • Ability to defuse situations involving angry or difficult people.
  • Maintaining confidentiality.
  • Professional appearance in compliance with uniform policy.
  • Compliance with all safety requirements.
  • Must complete and pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days.
