JOB DESCRIPTION SUMMARY

This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

JOB DESCRIPTION
  • Assists and completes work orders generated from resident requests for service and routine upkeep by diagnosing the source or cause of defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing all maintenance tasks, and inspecting finished work.
  • Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect high quality standards.
  • Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans.
  • Periodically inspects work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
  • Maintains adequate inventory of spare parts and maintenance materials; works with Community Manager to order supplies and tools within budgetary guidelines.
  • Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assists Community Manager in developing the budget for regular repair and maintenance and capital projects.
  • Supports cost‑cutting and expense control programs by fixing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
  • Conducts regularly scheduled safety meetings, ensures all MSDS sheets are current, and stays up-to-date on OSHA and other safety laws and requirements.
  • Demonstrates customer service skills by treating residents and others with respect, answering questions promptly, responding sensitively to complaints, and completing assigned work orders with efficiency and urgency.
BASIC KNOWLEDGE & QUALIFICATIONS
  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, other building maintenance, or an related trade.
  • Must provide own hand tools unless prohibited by state law; skilled in safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices.
  • Ability to apply logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication skills to interact effectively with residents, clients, team members, and external contacts.
  • Ability to read, write, and communicate effectively to represent company management and act as the first point of contact for internal team members and external visitors.
  • Proficiency in internet, word processing, spreadsheet, and database management programs; knowledge of property management system preferred.
  • Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions in reviewing and completing various financial, administrative, and legal documents.
SPECIALIZED SKILLS
  • EPA certifications Type I and II or Universal if required for working on a sealed HVAC system to test pressures or handle refrigerants.
  • All certifications required by state and local jurisdictions.
  • Valid driver’s license to operate a golf cart on the property, if applicable.
TRAVEL / PHYSICAL DEMANDS
  • Ability to stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Capability to work inside and outside in all weather conditions.
  • May need to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
  • Local, routine travel may be required for business meetings, training, or other responsibilities.
