General Maintenance Technician IV – HVAC performs maintenance service and repairs in the areas of HVAC systems at the journeyman level. This position uses industry and company standards for procedures and safety measures, relies on experience and judgment to plan and accomplish goals, and handles in‑house repairs in HVAC systems.

Must be HVAC certified.

Schedule

Day shift:
Friday through Tuesday, 7:30 AM to 4:00 PM, with Wednesday and Thursday off.

ESSENTIAL DUTIES AND TASKS
  • Interpret the facilities operations Way of Maintenance plan and facilities management strategies for managing the quality of guest condominiums, resort amenities and facilities, and campus grounds. Strategically schedule a range of facilities care work tasks described in the plan for the day and future days/weeks/months using the facilities operations system of record.
  • Communicate with leaders to schedule and rapid‑response work tasks to available skilled internal and contractor partners. Work independently while monitoring work pace completion compared to established performance standards, reprioritize and redirect work according to changing business conditions, and advise management on variance to standards.
  • Use multiple methods of communication to connect frequently with guest services (front desk) staff, housekeeping, maintenance technicians, contractor partners and resort guests for collection and dissemination of business‑critical information. Work with leadership to triage facility issues, set service response expectations and validate that work has been completed to quality control and guest expectations.
  • Analyze information from systems of record (Asgard) to identify trends in compliance performance. Advise leadership, front office and regional support on findings for process improvement solutions.
  • Conduct quality inspections on all Annual Unit Maintenance (AUM) units and take the lead on any special projects assigned by a leader.
EDUCATION And/or EXPERIENCE
  • High school diploma or GED.
  • Minimum of three/four plus years of combined work experience and/or vocational training.
  • Maintenance experience at journeyman level in multiple areas of facilities maintenance.
  • Bilingual a plus.
CERTIFICATES, LICENSES, REGISTRATIONS
  • HVAC, EPA Universal is a MUST.
  • American Red Cross CPR/AED rescue certification preferred.
Qualifications
  • Superior ability to perform skilled work in general and facility maintenance.
  • Superior skills in electrical and HVAC.
  • Ability to problem‑solve and repair major appliances and HVAC systems.
  • Knowledge of hand and power tools and mechanical aptitude.
  • Strong troubleshooting and face‑to‑face guest communication skills.
  • Ability to follow written instruction and complete documentation associated with unit maintenance.
  • Ability to collaborate with cross‑function work groups to achieve positive outcomes.
  • At least 18 years of age with a current valid driver’s license, minimum of one year of driving experience and meeting company motor vehicle report requirements.
