What does this role entail? The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities and common areas of the property meet the Company’s standards for cleanliness, appearance, safety and overall functionality by performing maintenance related tasks.
Essential Roles You Will Play- Employee champion: manages the maintenance team, assists in employee evaluations, interviews, hires, orients and trains new hires, and oversees all aspects of the "Make Ready" process.
- Assists with and completes work orders generated from resident requests for service and routine upkeep by diagnosing the source of defects and making repairs according to established policies, procedures, safety standards and code requirements.
- Periodically inspects work performed by other service team members and by contractors, vendors and other service providers to assess effectiveness of policies and procedures, develop corrective action plans, verify quality and ensure compliance.
- Maintains adequate inventory of spare parts and maintenance materials, orders supplies and tools under budgetary guidelines with the Community Manager and assists in developing the budget for maintenance and capital expenses.
- Supports cost‑cutting and expense control programs by fixing rather than replacing parts, avoiding waste of materials and supplies, and practicing proper use of tools and equipment.
- Keeps informed of changes in technology and industry standards.
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Demonstrates customer‑service skills in all interactions with employees, residents, clients and vendors.
- Ensures safety, cleanliness and general appearance of the property, reports mechanical and electrical malfunctions and any employee/visitor/resident injuries or accidents, and ensures the maintenance team complies with the Company’s service‑request standards.
- Conducts regularly scheduled safety meetings, maintains required documentation, performs inspections as needed and fulfills other safety‑related laws and requirements to ensure property compliance.
- Resolves customer complaints and issues.
- Other duties as assigned.
Schedule:
40 hours in a regular work week.
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
- Must be available to work on weekends when scheduled.
- Must be able to work a flexible schedule, including taking calls during evenings, weekends and holidays, and perform essential job functions unaccompanied.
- Must be able to work in frequent exposure to outside elements such as temperature, weather, odors and/or landscape hazards.
