Position Summary:

The Facilities Technician III is an integral member of the Pioneers Property & Facilities team, responsible for supporting the operation, maintenance, and reliability of campus facilities and infrastructure. Reporting directly to the Facilities Manager, this position serves as a lead technician in designated building systems and may be assigned oversight responsibilities for critical facility systems, including HVAC and related infrastructure, at the discretion of the Director of Property, Facilities, and Facilities Manager.

The Facilities Technician III performs skilled maintenance, troubleshooting, repair, and preventive maintenance activities to ensure a safe, efficient, and well-maintained campus environment. This position also provides support and backup assistance to the Property Services team as needed and collaborates closely with other departments to address facility-related needs.

As an essential member of the Facilities Department, the Facilities Technician III participates in the after-hours on-call rotation and must be available to respond to emergency maintenance situations to ensure the continued operation of campus facilities and services.

Qualifications:

  • Must practice and support the relevant elements of the US Mobilization Base Manual.
  • Hold and maintain all required State and EPA certifications/licenses for working with commercial refrigerants and have the knowledge to evacuate, recover, and charge HVAC systems with commercial refrigerants.
  • Possess 3 to 5 years of hands-on experience in the HVAC industry.
  • Maintain a personal set of basic hand tools (e.g., screwdrivers, wrenches, pliers) or be willing to acquire the necessary tools to perform assigned duties.
  • Be available to participate in an on-call rotation and respond to after-hours emergency maintenance needs within 1 hour.
  • Experience and familiarity with small engine repair and light mechanical work is preferred.
  • Possess working knowledge of basic electrical, plumbing, carpentry, HVAC mechanical systems, and ductwork installation and repair.
  • Hold a valid driver’s license and maintain an acceptable driving record.
  • Perform routine maintenance and basic tune-ups on equipment and vehicles, including replacing spark plugs, servicing ignition components, lubrication, and other preventive maintenance tasks.
  • Demonstrate proficiency in the use of HVAC tools, testing equipment, and gauges, including but not limited to manifold gauge sets, vacuum gauges, hoses, couplers, vacuum pumps, charging cylinders, compressor service tools, and leak detection equipment.
  • Possess knowledge of facility infrastructure, building systems, construction practices, and preventive maintenance principles.
  • Maintain a strong customer service mindset and work effectively with staff, residents, contractors, and vendors.
  • Demonstrate the ability to lead, instruct, mentor, and train team members as needed.
  • Serve as a collaborative and solutions-oriented team member who actively identifies opportunities to improve facility operations and maintenance processes.
  • Work efficiently, follow directions, and complete assigned tasks with attention to quality and detail.
  • Maintain accurate and detailed documentation of all repairs, maintenance activities, inspections, and preventive maintenance work using computerized maintenance management systems (CMMS) and other required software platforms.
Responsibilities:
  • In conjunction with the Facilities Manager, develop, implement, maintain, and continuously improve documented preventive maintenance plans for all HVAC systems across the campus.
  • Support the development and execution of facility maintenance strategies that preserve, enhance, and extend the life of campus assets and infrastructure.
  • Provide leadership and direction to maintenance staff as needed, particularly when Team Leaders are offsite or unavailable.
