Maintenance Technician

Overview

Ottawa is looking for a maintenance technician who will be responsible for repairs, maintaining the physical structure, equipment, and grounds of our community.

• Comply with the facility’s personnel, safety, and corporate policies and procedures.
• Treat residents, visitors, and team members with respect and dignity.
• Maintain the confidentiality of all resident information.
• Report to work on time and as scheduled.
• Maintain complex grounds in an orderly fashion; ensure sidewalks and drives are free from hazards, debris, and clutter. Keep snow, ice, leaves, and other hazards removed as applicable and ensure surfaces are in good repair.
• Maintain the building, including painting, replacing worn or stained tiles, repairing furniture, locks, baseboards, trim, and windows.
• Ensure the electrical system and all electrical appliances are in good working condition.
• Ensure plumbing is in working order and well maintained.
• Organize fire drills and ensure that fire safety equipment is in working order and inspected on a regular schedule.
• Maintain all complex equipment, including washers, dryers, boilers, air conditioners, furnaces, and lawn mowers.
• Ensure staff comply with Kansas and federal regulations, including hazardous materials handling, fire safety, and building, electrical, and plumbing codes.
• Support staffing for the maintenance department, including hiring, orientation, and disciplinary actions in accordance with complex policies.
• Maintain and keep accurate accounting for budgets assigned, and inform the property manager prior to spending money beyond the budget.
• Provide 24-hour availability for maintenance emergencies.
