Housekeeper / Groundskeeper | Ivy & Elm | Student Housing Compensation: $18 - $19/hr Position Overview

A great resident experience starts before someone ever walks through the front door. It begins with clean sidewalks, welcoming common areas, well-maintained grounds, and the feeling that someone takes pride in every part of the community.

Ivy & Elm is seeking a dependable and detail-oriented Housekeeper / Groundskeeper to help create that experience for our residents, prospects, and guests. This is a hands-on position that combines interior housekeeping with exterior grounds care. One part of the day may be spent preparing the clubhouse and amenities for residents, while another may involve cleaning breezeways, removing litter, or making sure the community’s outdoor spaces look their best.

The right person will notice the details others may overlook and take ownership of keeping Ivy & Elm clean, safe, and ready to welcome residents every day.

Key Responsibilities
  • Clean and maintain community common areas, including the leasing office, clubhouse, restrooms, hallways, stairwells, breezeways, amenity spaces, and other shared areas.
  • Sweep, mop, vacuum, dust, sanitize, and remove trash as needed.
  • Maintain the cleanliness and presentation of model units, vacant apartments, and community tour routes.
  • Walk the community grounds regularly to remove litter, debris, and other items that affect the appearance of the property.
  • Clean sidewalks, entryways, parking areas, dumpster enclosures, pet stations, and other exterior spaces.
  • Monitor trash and recycling areas and help ensure they remain clean and organized.
  • Restock housekeeping, restroom, and resident amenity supplies.
  • Assist with apartment cleaning and community preparation during move‑ins, move‑outs, and student turn periods.
  • Help prepare community spaces for resident events, tours, and other activities.
  • Identify and report maintenance concerns, safety hazards, property damage, lighting issues, or other conditions requiring attention.
  • Maintain housekeeping tools, equipment, and supply areas in a clean and organized condition.
  • Follow established safety procedures and use cleaning products and equipment properly.
  • Partner with the maintenance, leasing, and management teams to address community needs.
  • Assist with additional property‑related projects as assigned.
What Success Looks Like
  • Residents and prospects consistently enter a community that feels clean, cared for, and welcoming.
  • Common areas, amenities, breezeways, and grounds are maintained throughout the day—not only before inspections or tours.
  • Litter, overflowing trash, spills, and other appearance concerns are addressed quickly.

    Maintenance concerns and safety hazards are reported before they become larger problems.
  • Housekeeping supplies and equipment are organized and ready for use.
  • The community is prepared for move‑ins, resident events, tours, and peak student‑housing turnover periods.
  • The on‑site team can depend on you to follow through and take ownership of your responsibilities.
Qualifications
  • Previous housekeeping, janitorial, custodial, groundskeeping, hospitality, or apartment‑community experience is preferred.
  • Strong attention to detail and pride in producing high-quality work.
  • Dependable attendance and the ability to manage daily responsibilities with limited supervision.
  • Ability to prioritize tasks and respond to changing community needs.
  • Professional and respectful communication with residents, guests, vendors, and team members.
  • Ability to safely use standard cleaning supplies, tools, and equipment.
