Job Description Summary

Plans, organizes, and controls a defined portion of a planned maintenance operation for a university campus, with a focus on the HVAC trade. Responsible for long‑term and daily planning, scheduling of a defined group’s maintenance activities, and maintaining accurate inventory of building equipment.

Essential Duties
  • Provides direction, focus, guidance, support, prioritization and oversight for a section of a planned maintenance program.
  • Ensures equipment and systems data are entered and maintained in CMMS; develops detailed maintenance procedures; prepares daily work schedules; reviews maintenance plan program effectiveness; reviews and compiles predictive analyses results obtained by maintenance staff.
  • Develops a preventive maintenance (PM) program; maintains equipment history.
  • Verifies parts and/or materials needed for completion of scheduled work, assembles the planned job package with detailed work orders, job plan detail by task, labor deployment plan by craft and skill, bill of material, acquisition plan, required permits, clearances, and prints sketches, photos, special procedures specifications, sizes, tolerances, and other technical references.
Minimum Qualifications
  • At least nine months training beyond high school in a relevant trade and three years of experience in a relevant trade, or an equivalent combination of education and experience.
  • Valid driver’s license and ability to qualify as a driver under the university’s MVR policy.
  • May require certificate of specialized training for some positions.
Required Knowledge,

Skills and Abilities
  • Knowledge of relevant facility systems (plumbing, HVAC, electrical systems, building automation, roof systems, building structures, or other operational areas).
  • Knowledge of safety regulations and safe work practices.
  • Ability to read, interpret, and understand drawings, specifications, operation sequences, control drawings, and other technical data.
  • Ability to handle multiple tasks simultaneously and determine appropriate priorities; independent decision making.
  • Ability to maintain detailed and complete records of maintenance and repair activities.
  • Ability to communicate effectively, both verbally and in writing, to a wide range of persons.
  • Interpersonal communication skills to interact with university personnel and the public, answer routine questions, explain policies and procedures, and resolve problems.
  • Proficiency in business application software (word processor, spreadsheet, database) and experience with CMMS.
Additional Position Information
  • Physical effort requires considerable walking, standing, and lifting materials weighing 25 to 50 pounds.
  • Assignments may involve modestly unpleasant situations and personal risk due to accidents.
