Position Overview
The initial focus of this position is common area and park-owned home maintenance on a roving basis at three manufactured home communities in Oxnard and Camarillo. Duties are assigned by the Community Managers of these properties via work orders. In late May 2026, this position will transition into a full-time position assigned to one of our Oxnard locations. The ideal candidate is reliable, skilled in general repair work, and able to work independently.

- Coordinate with the Community Manager and/or the Maintenance Supervisor to prioritize and execute maintenance needs in the parks, including some basic plumbing, painting, golf-cart maintenance, and common area maintenance.
- Replace streetlight bulbs, photocells, and posts as required.
- Conduct monthly utility meter reads and re-reads for gas, electric, and water (as applicable per property).
- Perform utility meter changeouts and transport meters to Weights & Measures for testing and certification.
- Routine janitorial tasks.
- Maintain and repair mailboxes and mailbox tubes.
- Open and secure community common areas (clubhouse, laundry rooms, pool gates, RV lot gates) Monday through Friday.
- Ensure all amenities are clean, stocked, safe, and prepared for resident use.
- Clean pools and spas, remove debris, and maintain pool furniture.
- Test, balance, and record chemical levels in accordance with health and safety standards.
- Maintain overall cleanliness and appearance of the community, including trash enclosures, clubhouse exteriors, landscaping, RV lots/storage, and all common areas.
- Perform landscaping maintenance, asphalt patching and resealing, and clearing of drainage channels and gutters.
- Maintain accurate records of completed service work.
- Notify management when parts or materials are needed.
- Notify management when there are potentially hazardous or dangerous conditions existing on the property.
- Deliver rent statements, notices, and flyers as directed.
- Set up tables, chairs, and trash containers for clubhouse reservations and community events.
- Customer service oriented.
- Always maintain a professional and respectful relationship with the Community Manager and other maintenance staff.

- Ability to bend, stoop, walk, and climb ladders for up to 90% of a typical workday.
- Ability to lift, carry, and reach boxes or supplies weighing 30lbs or more.
- Ability to safely operate tools including hammers, screwdrivers, drills, and saws.
- Ability to log maintenance records using a computer or mobile device.
- Minimum of two years recent experience in property management or residential/apartment maintenance. (Mobile home park experience preferred.)
- High school diploma or GED required.
- Basic proficiency with Microsoft Office (Word, Excel, Outlook).
- Valid California driver's license, reliable transportation, and valid automobile insurance required.
- Pool certification is a plus (or willingness to obtain one).
Compensation Range: $23.00-$26.00 per hour, full-time, 40 hours per week
