Maintenance Director

Responsible for planning, organizing, developing, and directing the general operating maintenance, repair, and housekeeping of the physical plant – both interior and exterior – to ensure proper operation of the property. Oversee the maintenance and housekeeping departments to maintain a safe, clean, and comfortable environment in accordance with property policies and procedures.

• Demonstrate mechanical ability and self‑teaching capability to work on equipment such as washer/extractors and dryers; refrigeration and heating units; ice machines; minor plumbing; minor electrical difficulties such as replacement of wall switches, receptacles, loose wiring, and resident call devices; carpentry and painting.
• Electrical duties: troubleshoot, identify problems, and obtain materials to repair electrical difficulties including wall switches, interior/exterior lighting, cover plates, receptacles, loose wiring, resident call systems, control devices, laundry, and kitchen equipment.
• Structural duties: plan, order, and install cabinets for apartment remodeling; perform carpentry duties such as repairing or replacing sheetrock, plywood, and/or structural materials.
• Painting duties: plan, order, and perform painting requirements (interior/exterior) for the entire complex, completing work in a timely and professional manner. Properly dispose of materials (paint thinner, lacquer, etc.) ensuring compliance with local, state, and federal EPA guidelines.
• Plumbing duties: plan, order, and perform minor plumbing problems including repairing faucets, showers, drains, and other plumbing-related issues.
• Conduct daily inspection of the property’s outside grounds and promptly correct any needed items to ensure the property is always tour‑ready.

• High school diploma or equivalent.
• Prefer two (2) years of experience in the building industry, maintenance and/or housekeeping handling the upkeep, repair, and maintenance of electrical, plumbing, and structural matters. Knowledge of building construction is helpful.
• Prefer one (1) year of experience supervising and managing employees.
• Able to safely operate a wide variety of equipment and tools.
• Knowledge of and/or ability to learn the theory and practice of assisted living and dementia care.
• Ability to work with seniors and patiently interact with cognitively impaired individuals.
• Flexibility, adaptability, and the ability to respond to change, make decisions in stressful situations, and prioritize tasks and projects.
• Must pass a Criminal Background check and Health Screening tests, including physical and TB tests.
• Health and safety requirements may include vaccination, daily screening, surveillance testing, and wearing face coverings and other PPE to prevent the spread of COVID‑19 or other communicable diseases, per regulatory guidelines.
