The Building Maintenance Supervisor oversees the day-to‑day maintenance, repair, and operation of municipal buildings and facilities. This position supervises a team of skilled and semi‑skilled maintenance staff, coordinates preventive maintenance programs, ensures compliance with safety regulations, and supports efficient facility operations for all city departments. The supervisor plays a key role in preserving city assets, maintaining safe public spaces, and responding to facility issues in a timely manner.
ESSENTIALJOB FUNCTIONS
- Plan, schedule, and supervise maintenance and repair work for municipal buildings, including HVAC, electrical, plumbing, carpentry, and general facility upkeep.
- Lead and coordinate a team of maintenance technicians, custodial staff, and contractors; assign tasks and monitor progress.
- Perform inspections of municipal buildings to identify repair needs, safety hazards, and areas requiring preventive maintenance.
- Develop, implement, and maintain preventive maintenance schedules for building systems, equipment, and infrastructure.
- Coordinate and oversee work performed by external contractors and vendors; review bids and assist with procurement processes.
- Respond to emergency maintenance requests and facility‑related incidents, ensuring rapid and effective resolution.
- Maintain records of maintenance activities, work orders, inventory, equipment performance, and compliance documentation.
- Manage maintenance supplies, tools, and materials, and ensure proper budgeting and cost control.
- Enforce compliance with all municipal, state, and federal regulations related to building safety, electrical systems, HVAC standards, fire codes, and occupational safety.
- Provide training, coaching, and performance evaluations for maintenance staff.
- Collaborate with other city departments regarding facility needs, project planning, and budget development.
- Assist with planning and executing capital improvement projects and upgrades to city buildings.
- Meets scheduling and attendance requirements.
- Other duties as assigned.
Education and Experience
- High school diploma or GED required; additional technical or vocational training in facilities maintenance, HVAC, electrical, or related field preferred.
- 3–5 years of experience in building or facility maintenance, including at least 1–2 years in a supervisory or lead role.
- Strong knowledge of building systems (HVAC, electrical, plumbing), maintenance procedures, and safety regulations.
- Must possess a valid State driver’s license upon employment.
Skills and Abilities
- Ability to read and interpret blueprints, diagrams, and technical manuals.
- Strong leadership and communication skills.
- Ability to prioritize tasks, manage multiple projects, and meet deadlines.
- Practical problem‑solving skills and the ability to work effectively in emergency situations.
- Knowledge of OSHA regulations and municipal facility standards.
- Skill in evaluating contractor performance and ensuring compliance with city requirements.
- Comprehends and makes inferences from written work orders to complete job duties.
- Knowledge of equipment, materials and supplies used in building and grounds maintenance.
- Skill in basic educational competency reading, verbal communication and writing in English, with the ability to perform basic math operations.
- Skill in riding lawn equipment and driving a pickup truck. Various hand tools for field construction and repair. Ability to work independently and to complete daily activities according to work schedule.
- Ability to lift heavy objects, walk and stand for long periods of time, and to perform strenuous physical labor under adverse field conditions.
- Ability to communicate orally and in writing.
- Ability to use equipment and tools properly and safely.
- Ability to understand, follow, and transmit written and oral instructions.
- Ability to establish effective working relationships with employees, supervisors, and the public.
- Ability to interact positively with public during occasional contract for purposes of directions or safety concerns.
