The Janitorial Technician is responsible for maintaining the cleanliness, appearance, and overall upkeep of the community's common areas and facilities. This position performs routine janitorial duties throughout pool areas, restroom, dog parks, and other designated areas while monitoring supplies and reporting maintenance or safety concerns. The Janitorial Technician supports a clean, safe, and welcoming environment for homeowners and guests while providing quality service in accordance with established community standards and procedures.

Job Duties and Responsibilities:
- Maintain the cleanliness and overall appearance of community common areas, including pool areas, restrooms, dog parks, and surrounding facilities.
- Clean and sanitize restrooms, including toilets, mirrors, floors, counters, shower heads, and other surfaces; replenish paper products and soap as needed.
- Empty trash receptacles and maintain designated waste areas throughout the property.
- Clean and maintain pool decks, pool furniture, benches, and other common-area furnishings.
- Monitor pool, spa, restroom, and common areas for maintenance or repair needs, including plumbing issues, damaged tiles, missing signage, or missing furniture, and promptly report concerns.
- Identify and immediately report safety concerns, including missing lifesaving equipment in pool areas.
- Maintain an accurate inventory of janitorial supplies, track daily usage, and communicate restocking needs.
- Submit purchase orders for janitorial supplies as required.
- Refill dog waste bag dispensers, empty trash containers, clean benches, and verify gates are properly secured in designated dog park areas.
- Safely operate assigned equipment and golf carts while performing job duties.
- Maintain positive and professional interactions with homeowners, guests, and team members while supporting the daily operations of the Association.
- Properly maintain and safeguard Association or company-issued keys, radios, tools, and other equipment.

- Any additional job duties as required by the supervisor.
Requirements
Qualification Requirements:
- Must have a valid CA Driver's License.
- Must have reliable transportation and the ability to drive within the community.
- Ability to safely operate a golf cart and other equipment necessary to perform assigned duties.
- Ability to recognize and report maintenance, repair, and safety concerns throughout the community.
- Ability to maintain accurate janitorial supply inventory and track supplies used for restocking purposes.
- Ability to perform the physical requirements of the position, including frequent standing, walking, stooping, sitting, and reaching.
