Groundskeeper/Porter (PT) - Willow Landings I & II - Palmyra, NY
Salary Range $18.00 - $20.00 Hourly

We are seeking a dependable, hardworking, and service-oriented Groundskeeper/Porter (Part Time) to join our team and play a key role in maintaining a clean, attractive, and welcoming environment for our residents and guests.
DescriptionAs our Groundskeeper/Porter, you'll help maintain the overall appearance, cleanliness, and curb appeal of the community while supporting the maintenance team with daily operations.
Key responsibilities include:
- Maintaining the cleanliness and appearance of the community, including grounds, amenities, common areas, parking lots, breezeways, and building exteriors
- Performing routine groundskeeping and landscaping duties such as mowing, edging, trimming, planting, watering, and debris removal
- Operating landscaping equipment, power tools, and vehicles safely and effectively
- Assisting with pool area maintenance, including cleaning, trash removal, furniture arrangement, and seasonal preparation activities
- Performing pressure washing and cleaning of walkways, buildings, and other community areas as needed
- Inspecting exterior lighting throughout the community and replacing bulbs as needed
- Assisting with apartment make-ready activities, including trash removal, basic repairs, inspections, and preparation of vacant units
- Supporting maintenance team members with general maintenance tasks and community projects as assigned
- Identifying and reporting safety concerns, maintenance issues, and property damage to the Maintenance Supervisor and Community Manager
- Following OSHA standards, company safety policies, and all operational procedures
- Promoting a positive, safe, and welcoming community environment
- Performing other duties as assigned
We're looking for someone who takes pride in maintaining beautiful communities, enjoys working outdoors, and values teamwork and customer service. The ideal candidate will have:
- Previous groundskeeping, landscaping, maintenance, janitorial, or related experience preferred
- High school diploma or GED preferred
- Ability to operate landscaping equipment, power tools, and other grounds maintenance equipment safely
- Strong attention to detail and commitment to maintaining high community standards
- Excellent customer service and interpersonal communication skills
- Ability to work independently while contributing positively to a team environment
- Basic math, reading, and writing skills required
- Strong organizational skills with the ability to prioritize tasks and manage time effectively
- Ability to identify and troubleshoot basic equipment or maintenance issues
- Ability to work outdoors in various weather conditions and perform physically demanding tasks
- Ability to work overtime and flexible schedules, including evenings, weekends, and holidays as needed
- Valid driver's license, current automobile insurance, and reliable transportation required
