This working supervisory role is ideal for a skilled maintenance professional who thrives in a fast‑paced environment, can lead by example, and is capable of balancing portfolio‑level oversight with hands‑on troubleshooting and repair support.

As the Roving Senior Maintenance Supervisor, you will assist in standardizing maintenance operations across properties, support on‑site teams during critical situations, oversee preventive maintenance programs, and ensure all building systems and property assets are maintained to the highest standards. This position requires extensive field work, travel between properties, and availability for emergency response and storm‑related operations as needed.

What You’ll Do

Conduct routine and unscheduled inspections of managed properties to ensure maintenance standards are upheld.

Monitor and enforce preventive maintenance programs, safety procedures, and operational consistency across all communities.

Inspect and troubleshoot building systems including HVAC, electrical, plumbing, elevators, pools, irrigation, generators, and life safety systems.

Review, assign, and close App Folio work orders as needed.

Identify deferred maintenance concerns and implement corrective action plans.

Provide hands‑on maintenance support during staffing shortages, emergencies, or vendor delays.

Respond to major system failures, outages, and emergency maintenance situations.

Assist with hurricane preparedness, post‑storm inspections, and emergency water extraction efforts.

Perform troubleshooting and repairs involving HVAC systems, motors, compressors, plumbing fixtures, electrical systems, lighting, and controls.

Complete minor welding, railing repairs, gate adjustments, drywall repair, texturing, and painting.

Maintain mechanical rooms, storage areas, and equipment spaces in a clean, organized, and safe condition.

Assist with pool equipment repairs and monitor pool systems and water chemistry when necessary.

Perform generator testing and verify proper load transfer operations.

Support CAMs and Boards during major maintenance projects and capital improvement initiatives.

Assist in developing scopes of work, reviewing contractor bids, and evaluating vendor performance.

Inspect contractor work, complete punch‑list reviews, and ensure code compliance prior to project completion.

Train and mentor on‑site maintenance personnel on proper repair techniques, safety procedures, and operational standards.

Assist with performance evaluations, scheduling, and disciplinary recommendations when needed.

Promote consistency, accountability, and knowledge sharing across all maintenance teams.

Evaluate and standardize tools, equipment, and inventory levels throughout the portfolio.

Assist with budgeting for preventive maintenance programs and capital replacement planning.
