Senior Maintenance Technician

• Follow AVE standard operating processes and procedures
• Perform various maintenance functions including painting, caulking, HVAC repairs, lock repairs, window/door repairs, electrical repairs, appliance repairs, preventative maintenance, and changing light bulbs, filters, batteries, etc.
• Complete suite make‑readies utilizing AVE Maintenance Technician checklist in a timely fashion. This includes painting, caulking, carpet shampooing, furniture placement, cord coordination, etc.
• Service Requests – complete resident service requests within a 24‑hour period
• Assist with the organization and cleanliness of the maintenance shop, remove garbage daily
• Inventory Control – communicate to Maintenance Manager when supplies are needed
• Trash removal and maintenance of garbage enclosures, dumpsters, and/or garage compactor rooms, including deodorizing and power washing as needed or directed by Maintenance Manager
• Maintenance Coverage after hours – schedule/execute on‑call rotation among maintenance team members to ensure someone is always available to handle service requests outside of normal business hours
• Community Emergencies – handle emergencies such as flood, fire, power loss, etc. that may arise outside of normal business hours
• Snow Removal – ensure the community is always clear and accessible during snow falls

Must be available to work the required full‑time schedule Monday through Friday 8:00 am to 4:30 pm with on‑call rotation.

• Minimum of two to three years of maintenance, construction, or related experience (e.g., plumbing, electrical, carpentry, appliance repairs, etc.)
• HVAC certified is a plus (we will sponsor certification if not already certified)
• Communicate all necessary maintenance‐related issues to the Maintenance Manager on a daily basis
• Approach daily responsibilities with a positive attitude
• Maintain communication with all AVE Team members and management regarding the completion of daily services and any additional assistance required to carry out duties and responsibilities
• Treat all guests with courtesy, respond to guest needs in a timely manner, document requests when needed and report to Maintenance Manager
• Understand the importance of brand standards and have a mindset to exceed expectations
• Consistently maintain a professional, courteous attitude when dealing with coworkers at all times
• Team‑player mentality
• Lift up to 50 lbs, bend, stretch, and stand/walk for long periods of time
• Exposure to chemicals
• May push loaded carts on carpeted surface
• Must have reliable source of transportation for required on‑call rotation and community emergencies that may occur outside of normal business hours

$27+/hour. Individual compensation decisions will vary as the hourly base compensation range provided is approximate and determined by a variety of factors including but not limited to experience, qualifications, education, and geographic location. AVE also offers additional bonus potential paid out on a monthly and/or quarterly basis (dependent upon the position), which is not included in the base compensation range listed above.
