Job Description SummaryThis position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Job Description Essential Responsibilities- Complete assigned work orders generated from resident requests for service and preventative maintenance, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Execute the make‑ready process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply acquisition, maintenance tasks, and final inspection.
- Follow procedures for accessing and obtaining materials, supplies, equipment, and tools, tracking inventory use, returning unused items, and notifying maintenance supervisors of re‑ordering needs.
- Complete documentation and paperwork accurately and promptly so service requests can be tracked.
- Assist in maintaining grounds, common areas, and amenities by picking up trash, performing general cleaning, pressure‑washing breezeways and pool areas, and painting curbs and signage as needed.
- Support cost‑cutting and expense control programs by fixing rather than replacing parts, minimizing waste of materials and supplies, and using tools and equipment correctly.
- Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA training, and reporting accidents and incidents promptly.
- Periodically inspect contractor and vendor work to verify quality, scope, and specifications.
- Assist in routine and periodic property inspections to identify safety and risk concerns, keep the property in good repair, and communicate physical needs to management.
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
- Work inside and outside in all weather conditions—rain, snow, heat, hail, wind, and sleet.
- Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
- Travel may be required for training, meetings, or assistance at other properties.
- Work a flexible schedule, including calls during evenings, weekends, and holidays.
- EPA certifications Type 1 and II or Universal for refrigerant recycling (Certified Service Technicians).
- All certifications required by state and local jurisdictions (all Service Technicians).
- Valid driver’s license to operate a golf cart on property when applicable.

The hourly range for this role is $22 – $24.
Additional Compensation- In addition to the base salary, this role may be eligible for quarterly or annual bonus programs based on individual and company performance (Corporate Positions).
