The role of Maintenance Technician is to create an environment where people will want to live. You will maintain the property to ensure good working order and pleasant curb appeal while providing excellent customer service to your residents.
Responsibilities- Provide exceptional customer service with every interaction and deliver high‑quality maintenance service.
- Complete assigned work orders generated from resident requests and perform preventive maintenance on the property, diagnosing and repairing defects in accordance with policies, procedures, safety standards, and code requirements.
- Complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins by conducting pre‑move‑out inspections, creating a punch list of maintenance work, scheduling vendors and contractors, obtaining supplies, completing all maintenance tasks, and inspecting finished work.
- Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible and practicing correct use of tools and equipment.
- Conduct routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns to management.
- Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracking inventory usage, returning unused items, and notifying supervisors of re‑ordering needs.
- Practice proper safety techniques in accordance with company, property, and departmental policies, reporting mechanical, electrical, or safety issues promptly.
- Comply with Avanath’s safety and risk‑management policies by attending safety meetings, completing required training on OSHA and related laws, and reporting accidents and incidents accurately.
- Monitor and ensure compliance with regulatory requirements and organizational standards, reporting violations or infractions as appropriate.
- Perform all business in accordance with company policies, Fair Housing, Americans with Disabilities Act, and all other applicable laws.
- Work independently or as part of a team, communicating verbally and in writing as needed.
- Operate reliably on‑call to address emergencies and meet scheduling demands.
- Stand, walk, squat, bend, twist, push, and pull as required; occasionally travel to sister communities for maintenance support.
- Minimum 2 years of multifamily maintenance experience (highly desired).
- Hands‑on maintenance skills in plumbing, electrical, general carpentry, HVAC, appliances, and pools.
- EPA Type II or Universal certification highly desired; CPO is a plus.
- Availability to be on‑call for emergencies.
- Reliable transportation.

- Superior customer service and verbal communication skills.
- Ability to work independently and as part of a team.
- Basic computer knowledge, including Windows (Word, Excel), email, and internet.
